Wall beds for homes in Brompton

Not every mattress suits every wall bed, because the mechanism maker sets limits on size, depth and weight. We’ll talk through what suits the bed at the measuring visit, so the mattress you choose fits. If you’re living with a playroom that can sleep visitors and room for a desk and a guest bed, that is what wall beds are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. That layout is worth knowing around Brompton, where a large share of homes were built before 1919. Storage can go in each recess, with a bridge of cupboards over the chimney breast. Any capped chimney is kept ventilated.

The written quote is your record of the job. It sets out the wall bed designed for your room, its materials and its finish, and it’s what the workshop builds to.

Made for the room, or bought in a box?

Choosing bespoke means a design visit, a quote, workshop time and fitting, rather than a quick order. In return, the cabinet, shelves and finish are designed together. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines.

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Why work with us in Brompton

  • Edges scribed to follow your walls
  • Spray painted or hand painted, in the colour you choose
  • Made in our workshop, then fitted in your home
  • Work across the whole of London

Take a look at how bespoke compares with ready-made and how to compare quotes.

What affects the cost of wall beds

What it costs comes down to the materials and the time involved. That depends on:

  • Parking near your home
  • How many doors and drawers there are
  • Hanging rails, shelves, drawers and other fittings inside
  • Whether you choose a spray or hand-painted finish

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.

Helping us understand the room

When you contact us, these help most:

  • Radiators, sockets, pipes or meters on or near the wall
  • Approximate measurements of the space
  • What kind of home it is, and which floor the room is on
  • Pictures of the whole wall or room, including the floor and ceiling

Getting a quote starts with a few details: which room it is, rough measurements and a couple of pictures if you can take them. To send them, tell us about the room on our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Flats, conversions and leaseholders

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways along with the room itself, so the furniture can be made in sections that fit through without a struggle.

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, and that’s best sorted before fitting day. We can’t advise on your lease.

Wall beds in Brompton: local notes

The biggest shares of homes in the streets around Brompton were built before 1919 (about 69%) and between 1919 and 1939 (about 14%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account during the design visit, since older and newer walls take different fixings. Within a mile of the centre of Brompton, 17 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. All of London, Kensington and Chelsea included, is inside the ULEZ. Vans bringing furniture to Brompton fall under it, just as they do across the rest of London. We go through parking and access during the design visit.

Living in a block of flats near London Victoria station? Then it’s useful to book the lift and tell the concierge before fitting day. For families living near Hellenic College of London, hanging rails set low at first can be raised later, as children get taller. If your home is one of the older houses near Church of St Simon Zelotes, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Your questions about wall beds in Brompton

Will a conservation area stop me having wall beds fitted in Brompton?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can you make wall beds for a home in Brompton?

Yes. Brompton is one of the places we work, along with the rest of Kensington and Chelsea and London. To get started, you can get in touch through our contact form with a few details.

How much time does fitting need?

Every room is different. The time the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days, so you’ll know before we start.

How much does a wall bed cost?

We quote each job for the room it’s going into, after the design visit. The bed size, the cabinet and any storage around it all make a difference. For a design visit, send us a few details through our contact form.

Should I send pictures?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you tell us about the room on our contact form.

Is a wall bed safe for everyday use?

A wall bed is designed to be used regularly as long as they’re fixed and used as the maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and the maker’s guidance on use should always be followed.

What happens on fitting day

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that is your finish, can follow the fitting.

  1. We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
  2. At the design visit we measure the room, look at the wall and go through the design.
  3. A written quote follows, covering the cabinet, the storage and the finish.
  4. The bed cabinet and any shelves or desk are built in our workshop.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

How to prepare
