Wall beds for your home in Camberwell
Wall beds in Camberwell: what you get
Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. We can allow for cables to the desk, though any new sockets are for your electrician. We make wall beds from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a hobby room with a bed for guests and a study that doubles as a spare room.
Around Camberwell, most households live in purpose-built flats, and many blocks have rules about using the lift and when work can happen. It’s useful to check those with the managing agent before fitting day. If your flat is leasehold, your lease may also need checking before wall beds are fixed to the walls.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

Practical tips
Fresh paintwork takes a while to cure fully, so go gently with it for a while. After that, a few simple habits help:
- Give the paint time to cure fully
- Keep the floor in front clear before lowering the bed
- Plan a cupboard for spare bedding
- Mention if the wall is a stud wall
Should the bed start to move differently, stop and let us know. The mechanism should only be adjusted as its maker allows.
Check how the cabinet will get into the room. We make the cabinet in sections that fit up the stairs and through the doors, so it helps to know about tight turns.

Bespoke or off-the-shelf?
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
It is worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
Camberwell homes and wall beds
About 29% of the homes in the area around Camberwell went up before 1919, and about 26% since 2000, on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. The Camberwell Green Conservation Area is close by, within about a quarter of a mile of the centre of Camberwell. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you’re unsure, check with the council before work starts. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your home is on or just off a main road, it’s useful to mention it. We can then plan where the van will stop.
Near listed buildings like Church of St Giles, under half a mile south-east of the centre of Camberwell, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features can require listed building consent. Close to Brunswick Park? A bedroom facing the green is best kept light, with the furniture on the side walls. The wider area includes historic houses such as Mansion House, about 2.7 miles north. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Flats, leases and landlords
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We cannot give advice on leases, so check it yourself or ask your managing agent.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we’ve measured the way in.
Questions we’re often asked
Will parking be an issue for fitting furniture in Camberwell?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to let us know about parking at the design visit, so we can plan the day around it.
How do you fit wall beds in a flat in Camberwell?
At the design visit, we measure the way in as well as the room. Wall beds are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Can you fit furniture to uneven walls?
Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.
Do you move sockets or add lighting?
No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.
What space does a fold-down bed take up?
It depends on the bed size and the mechanism. We measure up and make sure the bed has room to fold down.
Can I send pictures ahead of the visit?
Yes. Pictures help us understand the room before the design visit, along with rough measurements. It’s useful to show radiators, sockets and anything else on the wall.
How fitting works for wall beds
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, one at a time. How long fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. Many blocks have entry systems, concierge desks or rules on booking the lift, so it is worth checking with the managing agent ahead of time. Communal areas and floors are protected on the way in.
- You get in touch with a few details about the room. Mention who the bed is for.

It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, especially with rough measurements. To send them over, fill in our short enquiry form, and we will suggest a time for a design visit.
