What affects the price in East Ham

To work out the quote, we look at:

  • Stairs, lifts and the route to the room
  • Where a van can park, such as a permit bay or a bay suspension
  • How many doors and drawers there are
  • The internal fittings

There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

What we need to know

These details help when you get in touch:

  • Pictures of styles you like, if you have any
  • Radiators, sockets, pipes or meters on or near the wall
  • Pictures showing the full wall, from floor to ceiling
  • Rough sizes, even if they’re only to the nearest few centimetres

To get a quote for wall beds in East Ham, send us a few details through our contact form. Let us know which room it is and roughly what you have in mind, with sizes if you have them. Next comes a design visit, followed by a quote in writing.

Wall beds for homes in East Ham

In a studio flat, a wall bed can make the main room feel much larger. By day, the room is a living space; at night, the bed comes down. Storage and shelving can go on either side or above to make the most of the wall. We make wall beds from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about somewhere comfortable for guests to sleep and hiding the bed when it’s not in use.

In a Victorian bedroom, the chimney breast usually sits on a side wall, with a recess to each side. That layout is worth knowing around East Ham, where a large share of homes were built before 1919. Storage can go in each recess, with a bridge of cupboards over the chimney breast. The flue behind is kept ventilated, and any damp is sorted first.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Bespoke or off-the-shelf?

A bespoke wall bed takes more planning than buying a unit online. What you get is one design that suits the room and the way you use it. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Each side can be made to its own size.

Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Fitted bedroom furniture in East Ham

In the streets around East Ham, the largest groups of homes date from before 1919 (about 55%) and between 1945 and 1972 (about 16%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. There are 11 entries on the National Heritage List within half a mile of the centre of East Ham. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. Controlled parking zones are common across London, and Newham sets its own rules. If your road in East Ham falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Parking near your home is worth mentioning at the design visit.

The wider area includes historic houses like Eastbury Manor House, about 1.9 miles east. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice. For a flat near Barking station, the route in is measured along with the room itself, and the sections are sized to fit it. For an older house near St Bartholomew's Church, a bedroom chimney breast and its alcoves often shape where wall beds go.

East Ham is about 1 mile west of Plaistow, within the London Borough of Newham. East Ham is part of the area we cover, and the process is the same everywhere we work. East Ham is one of the places in Newham where we make wall beds, and the borough has 26 places on our list.

Every home in E6, IG11, E13 and E12 is covered for wall beds, from the main roads to the quieter streets. We cover homes on streets such as High Street South, Market Street and High Street North, along with the roads around them, whether you want wall beds or another piece made for the room. Main roads around East Ham include the A13 and A117, and we plan where the van can stop before fitting day. Close by, we also work in Wallend (1 mile north-east), Upton Park (1 mile west), Plashet (1 mile north), Beckton (1 mile south-east) and Greengate (1 mile west). Other parts of Newham we cover include Stratford (3 miles west), Canning Town (2 miles south-west), Forest Gate (2 miles north-west), Maryland (3 miles west), East Village (3 miles north-west) and Three Mills (3 miles west). East Ham is one of the larger places we cover in Newham.

Around East Ham

East Ham’s nearest station is Barking station, about 1.3 miles north-east of the centre. Well-known places in the area include Newham University Hospital (1 mile south-west) and The Who Shop Museum (under half a mile north).

Fitting day, step by step

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, one at a time. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out.

  1. You get in touch and let us know about the room and how often the bed is used. A desk or shelving around the bed can be part of it.
  2. We come to measure, look at the wall and floor, and go through the layout with you.
  3. We send a quote setting out the design, materials and finish.
  4. The bed cabinet and any shelves or desk are made at our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Before fitting day

  • Get any new sockets or wiring done by your electrician before fitting day
  • Clear the walls of pictures and shelves
  • Check the building’s rules for trades and lift bookings

Ask for a quote

You don’t need exact measurements to get started. We measure everything properly during the design visit, along with the walls, floor and ceiling. To get started, get in touch through our contact form with some details about the room. The written quote follows the visit.

Advice

Caring for painted furniture

Painted fitted furniture is easy to look after with a little care. These habits help most:

  • Lower and lift the bed steadily
  • Plan where chairs and desks will sit
  • Think about where extra bedding will go
  • Consider how many people will sleep in it

Check the mattress stays within the limits the mechanism maker sets, as a heavier one can affect how the bed balances. If you change the mattress later, check it against those limits.

Leasehold flats can have rules on alterations, so check your lease early. We cannot advise on your lease.

Your questions about wall beds in East Ham

Does a conservation area in or near East Ham affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Is East Ham in the area you cover for wall beds?

Yes, we work across Newham, East Ham included, and across the rest of London. To get started, you can message us from the contact page with a few details.

Is a wall bed safe?

A wall bed is designed to be used regularly as long as they’re fixed and used as the maker specifies. We fix the mechanism securely to a sound wall or floor, and the maker’s guidance on use should always be followed.

How much space does a wall bed need?

The bed needs room in front of it to come down, on top of the cabinet’s own depth. We check the space when we measure and plan the layout around it.

Do I need to be at home on fitting day?

We need access, so someone has to let us in. You don’t need to watch us work, but it’s useful to be around at the end.

Do pictures help?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

What we don’t do

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • Plastering or decorating the room
  • Mattresses, which you choose to suit the mechanism
  • Advice on your lease

If in doubt, you can message us from the contact page and describe the room. Our process from visit to fitting.
