East Village Wall Beds

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on wall beds in East Village starts with a design visit, and everything is made in our workshop.

  • A bed that looks like cupboards by day
  • Somewhere comfortable for guests to sleep
  • A study that doubles as a spare room

How fitting day works

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it’s fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.

  1. You let us know about the room and who the bed is for.
  2. We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish, ready to check.
  4. We build and finish everything in our workshop.
  5. We fit it in your home, with the mechanism fixed as its maker specifies.

How we make wall beds for East Village

In a studio flat, a wall bed can make the main room feel much larger. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. We can build shelves, cupboards or a desk around the bed cabinet, so the whole wall works hard. People usually come to us about a proper bed instead of a sofa bed and hiding the bed when it’s not in use, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Many homes around East Village have been built since 2000, and newer bedrooms are often compact, with plasterboard walls. Wall beds are fixed into the studs or held by fixings made for the board. Where a small built-in cupboard came with the home, it can be reworked as part of the design.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

Why bespoke in East Village?

Ready-made wall bed units are available and normally cost less, and in a simple room they may be enough. They’re made in standard sizes and rarely allow for an uneven wall or an alcove. A bespoke cabinet is built for the room. Separate ready-made pieces can make an open-plan room feel unplanned, whereas fitted furniture can define each part of the room.

How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Why us?

  • Made in our workshop, then fitted in your home
  • Saturday work by prior arrangement
  • Every London borough and the City of London covered
  • Finished by spray or by hand

East Village homes and wall beds

The biggest shares of homes in the streets around East Village were built since 2000 (about 68%) and before 1919 (about 12%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. 5 conservation areas have at least part of their area within a mile of central East Village. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings. Newer homes are more common around East Village than across Newham: about 68% date from 2000 onwards, against about 29%, in the VOA’s 2025 council tax stock figures. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

For a family home near Chobham Academy, hanging rails set low at first can be raised later, as children get taller. For a flat near Stratford International station, the lift, the stair turns and the front door all set the largest piece that can come in. If your home is as old as some of the listed buildings nearby, such as The Theatre Royal, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

DIY, flat-pack or bespoke

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Flats, conversions and lettings

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we’ve measured the way in.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, and we’ll plan the fitting around them.

Pricing wall beds in East Village

To work out the quote, we look at:

  • The internal fittings
  • Whether you choose a spray or hand-painted finish
  • The overall size of the piece
  • Doors and drawers, and how many

Your quote is written for your room once we’ve visited and measured. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Getting in touch

The more you can tell us at the start, the better the design visit goes. It’s useful to include:

  • What you’d like to store or use the space for
  • Rough measurements: width, height and depth
  • What kind of home it is, and which floor the room is on
  • Any ideas or images you’ve saved

A quote begins with a few details from you: which room it is, rough sizes and a couple of photos if you can take them. When you are ready, send us a few details through our contact form. We will then arrange a design visit and follow it with a written quote.

Questions we are often asked

Do you cover homes near Stratford International station?

Yes, homes across Newham and the rest of London are within the area we cover. To get started, you can message us from the contact page with some details about the room, and let us know about parking and access at the same time.

Is parking a problem for fitting in East Village?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

How is the furniture painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. We’ll also ask about access and parking, and a quote in writing follows.

Does fitted furniture need planning permission?

Normally not. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings may need listed building consent for works that affect their character.

How much time does fitting need?

Every room is different. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote.
