Safety starts with the fixing: the mechanism is fixed as its maker specifies, into a wall or floor that’s sound enough to hold it. We check the wall and floor during the design visit as solid brick, stud walls and plasterboard all need different fixings. If your home has a storage wall with a bed inside and more floor space in a studio flat, that’s what wall beds are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Internal walls in post-war homes can be lightweight partitions rather than solid block, so tall pieces stand on the floor and are fixed back where the wall allows. With many of the homes around Foxbury built in the post-war years, each wall is checked before anything is designed. Loads are planned so nothing depends on a weak wall.
Where other trades are needed, for instance an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

FAQs: wall beds in Foxbury
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
Is Foxbury in the area you cover for wall beds?
Yes. Foxbury is one of the places we work, along with the rest of Bromley and London. You can drop us a line using the contact form to arrange a design visit.
Is a mattress included with the wall bed?
What matters most is that the mattress suits the mechanism. We will explain its limits at the measuring visit, so you can pick the right one.
Can you fit furniture to uneven walls?
That’s normal in older homes, and it’s what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Do you work on Saturdays?
Yes, by prior arrangement. Tell us when you get in touch if a Saturday suits you best.
Do photos help?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you tell us about the room on our contact form.
Flats, conversions and leaseholders
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.
We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.
Honest limits
We design, make and fit the furniture. That means:
- Decorating around the cabinet
- Getting consent under your lease
- New sockets, lighting or wiring (your electrician)
If in doubt, you can tell us about the room on our contact form and describe the room. Our process from visit to fitting.

Is bespoke worth it?
You can buy wall bed units off the shelf, often for less, and they can work in a simple space. They’re made in standard sizes, so they may not suit uneven walls, low ceilings or alcoves. A bespoke cabinet is built for the room. Fixing standalone furniture to concrete or blockwork can be awkward, while fitted furniture is planned with the right fixings from the start. That matters for tall units and loaded shelves.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. There’s no price list: each design is priced in writing after we’ve seen the space.

From workshop to your room
The last stage of the day is the finish. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. In a post-war house, the hall and stairs are normally straight and simple, so carrying in is rarely difficult. The way in is still measured, along with the room. The pieces are assembled, levelled and fixed in place.
- You tell us about the room.
- We come to measure and discuss the bed, the storage and the finish.
- You receive a written quote covering the design, materials and finish.
- We build the cabinets in our workshop from moisture-resistant MDF and birch plywood.
- The wall bed is fitted, and any hand painting is done on site.
Getting ready for fitting day
- Keep pets out of the room and the hallway
- Move furniture and belongings away from the wall
- Arrange any electrical changes with your electrician beforehand
Starting with a design visit
It’s useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough sizes. To share them, fill in our short enquiry form, and we will arrange a design visit.
Advice
What prompts wall beds in Foxbury
Most people come to us with a guest room that sits empty most of the year. A standard bed takes up the floor all the time, and a wall bed lets the room be used every day.
Some of the things we’re asked to solve are these:
- A guest bed that disappears in the day
- A studio that works by day and night
- Room for a desk and a guest bed
- A proper bed instead of a sofa bed
Near listed buildings like Frogpool Manor Farm, under half a mile east of the centre of Foxbury, older homes may keep original joinery that wall beds can be designed around. If your own home is listed, check with the council before fixing into original features.
Before you choose who makes it

Wall beds in Foxbury: local notes
The biggest shares of homes in the area around Foxbury were built between 1945 and 1972 (about 30%) and before 1919 (about 23%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Foxbury is partly covered by the Chislehurst Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you want to be certain, ask the council’s planning team. On TfL’s red routes, the rules on stopping and loading are strict. Where a home in Foxbury is on or beside a main road, it helps to mention that during the design visit. That way we can plan where to load and unload.
For an older house near Christ Church, tall ceilings give wall beds room to reach the cornice. If your children go to Chislehurst School for Girls or a school nearby, a mix of drawers and shelves copes with school uniform as well as everything else.
