Foxbury Window Seats

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on window seats in Foxbury starts with a design visit, and everything is made in our workshop.

  • Standard furniture leaving gaps in a bay
  • A child’s room that needs storage and seating
  • A sash window with space beneath it going to waste

Window seats for homes in Foxbury

In the neighbourhood around Foxbury, the largest groups of homes date from between 1945 and 1972 (about 30%) and before 1919 (about 23%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Part of Foxbury is in the Chislehurst Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you want to be certain, ask the council’s planning team. Many London boroughs run controlled parking zones, and Bromley sets its own rules. Where a street in Foxbury is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Parking near your home is worth mentioning during the design visit.

Eltham Palace, about 2.6 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. If your home is one of the older houses near Christ Church, a seat under a sash window can keep shutters and cills clear.

Foxbury is about 3 miles south of Orpington, part of the London Borough of Bromley. We design and make window seats for homes in Foxbury and the rest of Bromley. Foxbury is one of 49 places on our list for Bromley.

Postcode districts we cover here for window seats: DA14, BR7 and DA15. You will find streets here like Kemnal Road, Sydney Road and Carlton Road, and homes on each of them are within our area for window seats. If you are just outside Foxbury, we also cover Longlands (1 mile north), Chislehurst (1 mile west), New Eltham (1 mile north-west), Elmstead (2 miles west) and Coldharbour (2 miles north-west). Elsewhere in Bromley, we also cover Orpington (3 miles south), Bromley (3 miles west), Beckenham (5 miles west), St Mary Cray (2 miles south-east), Penge (6 miles west) and Anerley (7 miles west).

Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We make the seat to suit the cushion you plan, with a suitable depth and height. Most enquiries start with a bay window that’s hard to furnish and a nursery or bedroom short of storage, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

In homes from the post-war decades, the boiler may live in a cupboard. If it sits in a cupboard you’d like rebuilt, the new storage keeps the clearances and ventilation set out in the manufacturer’s instructions. Because many homes around Foxbury date from the post-war years, that’s one of the things we check during the design visit. Any boiler work is for an engineer on the Gas Safe Register.

A written quote follows the design visit. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Bespoke or off-the-shelf?

With a ready-made bench, the colour is the maker’s choice. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the woodwork or the walls. In a flat with stairs or a small lift, large flat-pack units can be hard to get in, while fitted furniture arrives in sections made to fit the route. The sections are joined once inside.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. It is useful to talk about parking at the design visit, so it can be planned.

The problems window seats solve

The radiator beneath a window can make it tricky to put furniture there. A built-in seat with a grille lets the heat out while making the space useful. It’s a neat answer to a common problem.

Common reasons to get in touch include:

  • Off-the-shelf pieces that never quite fit the window
  • A period room that needs furniture to suit it
  • Unused space below a sash window
  • Looking for a reading spot by the window

For a flat near Sidcup station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

  • How the doors are hung and adjusted
  • Do they scribe the furniture to the walls?

Questions we’re often asked

Is Foxbury in the area you cover for window seats?

Yes. We cover all of Bromley and the rest of London, and Foxbury is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

Will parking be an issue for fitting furniture in Foxbury?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.

Should I send pictures?

Yes. They give us a feel for the space before we visit. It’s useful to show radiators, sockets and anything else on the wall.

What materials do you use for window seats?

We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, and MDF takes paint well for the fronts and grilles. The finish is spray-painted or hand-painted.

Can you build a window seat over a radiator?

Yes. We build a grille or an open front into the seat so the heat isn’t trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Flats, leases and landlords

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we have measured the way in.

If the property is let, we will need access agreed with the tenants. An agent can arrange access for you.

How fitting day works

You’re welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting. How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Fixing into concrete takes a heavy-duty drill and makes some noise, so if neighbours are close, a note before fitting day can help. Fitting day is planned around any building rules on noisy work. We tidy as we go.

  1. It starts when you contact us about a window seat.
  2. At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
  3. A quote in writing follows, with the fitting days agreed. Read it through and ask if anything is unclear.
  4. We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
  5. The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.

Preparing the room

  • Keep pets in another room while we work
  • Take anything hanging off the wall we are fitting to
  • Get any new sockets or wiring done by your electrician before fitting day

Starting with a design visit

There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. To arrange a visit, drop us a line using the contact form.

What affects the cost of window seats

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Walls and floors that are out of level or out of square
  • Parking and unloading on your street
  • Hanging rails, shelves, drawers and other fittings inside
  • Spray painting or hand painting

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

What to send when you get in touch

You don’t need exact measurements or a plan. Just send what you can:

  • Any ideas or images you’ve saved
  • Pictures showing the full wall, from floor to ceiling
  • How you want to use the space
  • Rough measurements, even if they’re only to the nearest few centimetres

To make a start, send us a few details through our contact form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.
