Bedroom storage in Longlands

About 39% of the homes in the neighbourhood around Longlands went up between 1919 and 1939, and about 22% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. 7 conservation areas have at least part of their area within a mile of the centre of Longlands. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Parking near your home is worth mentioning at the measuring visit.

If you live in a flat close to New Eltham station, each piece is planned so it can be carried up and joined together in the room. For a family home near Longlands Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Wall beds for homes in Longlands

You need room in front of the cabinet to lower the bed, and that shapes the design. Furniture in front of the bed has to be easy to move or kept out of the way, so the bed can come down without a shuffle. If you’re living with a flexible room for a growing family and a proper bed instead of a sofa bed, that’s what wall beds are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

In an area where interwar homes or semis make up much of the housing, as around Longlands, bedrooms are often simple shapes, sometimes with a chimney breast or a bay. That makes a full wall of fitted furniture simple to plan, laid out around what you store. Where a loft conversion has been added, the sloping ceiling can take storage too.

We write quotes in plain English. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

What it costs

When we put a quote together, we consider:

  • Spray painting or hand painting
  • Where a van can park, such as a permit bay or a bay suspension
  • Awkward walls, sloping ceilings and uneven floors
  • The width and height of the space

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside at the measuring visit, and the quote follows.

What to send when you get in touch

Here’s what helps us most when you contact us:

  • A few photos of the space, taken from the doorway and from each corner
  • The type of home and how the room is reached
  • The postcode, so we can plan the visit
  • Radiators, sockets, pipes or meters on or near the wall

Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough measurements. To send them over, get in touch through our contact form, and we will suggest a time for a design visit.

How it’s made

Shelves

Shelves can go above or beside the bed cabinet for books, boxes or display.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well for a clean, even look.

FAQs: wall beds in Longlands

Will a conservation area stop me having wall beds fitted in Longlands?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Longlands?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

Will you paint the walls around the furniture?

No. We make, fit and finish the furniture, and plastering and decorating are for other trades. We paint the furniture itself, by spray or by hand.

What finishes do you offer?

There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Can I send photos ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. To send them, drop us a line using the contact form.

What happens at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Fitting day, step by step

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections built in our workshop, one at a time. How long fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. If you have a driveway, it can make unloading simpler, so let us know during the design visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.

  1. You get in touch and tell us about the room and the wall where the bed could go.
  2. We visit to measure up, look at the wall and floor and make sure there’s clear space in front to lower the bed.
  3. A quote in writing follows, covering the cabinet, the materials and the finish.
  4. The bed housing and any shelves or desk are built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the cabinet in your home and fix the mechanism as its maker specifies.
  6. Before we leave we show you how to lower and lift the bed.

Is it time for wall beds?

Others want the bed to be part of a wider storage wall. Shelves, cupboards or a desk built around it make the whole wall useful.

Some of the things we are asked to solve include:

  • A studio that works by day and night
  • Somewhere comfortable for guests to sleep
  • A study that doubles as a spare room
  • A guest room that sits empty most of the time

Close to Waring Park? Keeping wall beds off the window wall keeps the room bright.

What to check before you book

  • Whether the quote says what the furniture is made from
  • Can you see real work of theirs?
  • Whether the route into your home has been checked
  • Will other trades be needed, and who arranges them?
