Wall beds in Dalston: what you get
The mattress has to suit the mechanism, because the mechanism maker sets limits on size, depth and weight. We will talk through what suits the bed at the design visit, so you can choose a mattress that works. We make wall beds from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a real mattress for visitors and a studio that works by day and night.
With most households around Dalston in purpose-built flats, mansion blocks and modern blocks are both possible. In a mansion block, bedrooms often keep their chimney breasts and tall ceilings, while a newer flat is more likely to have plasterboard walls. Either way, wall beds are fixed to suit the wall.
After the design visit, we send you a quote in writing. It sets out the design we’ve talked through, the materials and the finish, so it is clear what’s included.

Could you do it yourself?
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.
What affects the price in Dalston
To work out the quote, we look at:
- How big the furniture is
- Walls and floors that are out of level or out of square
- Access to the room, like stairs, lifts and narrow halls
- Spray painting or hand painting
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside.
What to send when you get in touch
Ahead of the design visit, we’ll typically ask about:
- What you’d like to store or use the space for
- Approximate measurements of the space
- Radiators, sockets, pipes or meters on or near the wall
- What kind of home it is, and which floor the room is on
A quote begins with a few details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you are ready, drop us a line using the contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.
Questions from Dalston
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Do you cover homes near Dalston Junction station?
Yes, homes across Hackney and the rest of London are within the area we cover. To get started, you can tell us about the room on our contact form with a few details about the room.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.
How much does a wall bed cost?
We quote each job for the room it’s going into, after the design visit. Each wall bed is different, so we quote once we’ve seen the room. To arrange a visit, tell us about the room on our contact form.
Do you do the electrics?
No. Electrical work isn’t something we do; it is a job for your electrician. We can allow for cable routes in the design.
Is it possible to add a desk beside the wall bed?
Yes, and it is one of the best ways to use the wall. A desk beside the bed suits a room that’s an office by day, while new sockets are for your electrician.
Flats, conversions and leaseholders
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, so fitting day is planned around them.
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.
Bedroom storage in Dalston
In the area around Dalston, the largest groups of homes date from before 1919 (about 35%) and between 1945 and 1972 (about 24%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Dalston include Church of St Mark (Grade II*), less than half a mile north, and Church of St Barnabas (Grade II*), about 0.5 miles north. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, may need listed building consent. An early word with the council’s conservation officer is the best first step. All of London, Hackney included, is inside the ULEZ. It applies to the vans that deliver and fit furniture in Dalston, as it does anywhere else in London. We go through parking and access at the measuring visit.
For a flat near Dalston Junction station, the route in is measured not just the room, and the sections are sized to fit it. If you live in a period home close to Holy Trinity Church, solid external walls can be cold, so ventilation behind wall beds is part of the design. Sutton House, about 0.9 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go.

How fitting day works
Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Noise from drilling travels in a block, so neighbours may appreciate a note, and many buildings limit noisy work to certain hours. Fitting day is planned around any rules your building has. Saturday work is by arrangement where the building permits it.
- You let us know about the room and who the bed is for.
- At the design visit we measure the room and check the wall and floor, as the bed must be fixed securely.
- A quote follows, setting out the design and finish, ready to check.
- The bed housing and any shelves are made at our workshop, from moisture-resistant MDF and birch plywood.
- We fit it in your home, with the mechanism fixed as its maker specifies.
Before we arrive
- Empty the space we’ll be working in
- Take anything hanging off the wall we are fitting to
- Arrange any electrical changes with your electrician in advance
