Need wall beds in Honor Oak?

Why people ask for wall beds in Honor Oak

Some people are tired of sofa beds. A wall bed takes a proper mattress, chosen to suit its mechanism, and the bed sits flat on its frame.

We’re often asked to help with:

  • A storage wall with a bed inside
  • A bed that looks like cupboards by day
  • A studio that works by day and night
  • A flexible room for a growing family

For families living near St Francesca Cabrini Primary School, a mix of drawers and shelves copes with school uniform as well as everything else.

What to check before you book

  • Whether they can show you real projects they’ve done
  • Will they visit to measure before quoting?
  • How they’ll get the furniture into the room
  • Which materials they’ll use, named in the quote

How to choose a carpenter in London

How we make wall beds for Honor Oak

Our wall beds are made for homes in Honor Oak and all over London. First comes a design visit, where we measure and look at the wall, then a written quote. The cabinets are made in our workshop and fitted in your home. The time the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days, so you’ll know beforehand. Typical reasons to get in touch are a bed that fills a little-used room and a hobby room with a bed for guests; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

In streets where many homes were built before 1919, as they were around Honor Oak, lots of bedrooms have solid brick external walls. Cold external walls can lead to condensation, so ventilation behind and inside the furniture is part of the design. Smaller back bedrooms in houses of that age are good places for wall beds.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Bespoke or off-the-shelf?

A wall bed is fixed to the house, so it stays when you move. It’s worth thinking about how long you plan to stay before you decide. Ready-made units stop well short of a tall period ceiling, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

From workshop to your room

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. The sections built in our workshop come in next, a piece at a time. How long fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so wall beds are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You let us know about the room and who the bed is for. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish, ready to check.
  4. The bed housing and any shelves are made in our workshop.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts.

Before we arrive

  • Move furniture and belongings away from the wall
  • Arrange any electrical changes with your electrician beforehand
  • Clear the hallway and stairs so the sections can come through

Starting with a design visit

If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To arrange a visit, message us from the contact page.

Bed mechanism housing

The housing has to be strong and square, so we build it with care. It is fixed to a sound wall or floor.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well, giving the front a smooth finish.

Pricing wall beds in Honor Oak

A few things affect what fitted furniture costs:

  • The overall size of the piece
  • Walls and floors that are out of level or out of square
  • Where a van can park, like a permit bay or a bay suspension
  • Whether you choose a spray or hand-painted finish

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

What to send when you get in touch

There’s no need for exact sizes or plans. It is enough to send:

  • What kind of home it is, and which floor the room is on
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Rough sizes, even if they’re only to the nearest few centimetres
  • A few pictures of the space, taken from the doorway and from each corner

Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, tell us about the room on our contact form, and we’ll suggest a time for a design visit.

Common questions about wall beds

Will a conservation area stop me having wall beds fitted in Honor Oak?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in Honor Oak?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.

Who chooses the colour?

You do. The paint colour is agreed with you before anything is painted.

Do you fit furniture for landlords?

Yes. We make and fit furniture for landlords furnishing a let as well as for homeowners. Access has to be agreed with the tenants for the visit and for fitting day.

Do you cover areas outside London?

No. We work in London and nowhere else.

Is a mattress included with the wall bed?

The mechanism maker sets which mattresses suit the bed by size, depth and weight. We can talk you through what the mechanism allows, so the mattress you choose fits.

Wall beds for homes in Honor Oak

About 54% of the homes in the streets around Honor Oak went up before 1919, and about 17% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The Honor Oak Rise Conservation Area is close by, within about a quarter of a mile of the centre of Honor Oak. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. Controlled parking zones cover much of inner London, and each borough runs its own. A van working in Honor Oak will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. It helps to let us know about parking at the measuring visit.

If your home is as old as some of the listed buildings nearby, like Church of St Augustine, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent. If you live near Peckham Rye, wall beds are normally planned on the walls away from the window, so the light and the view stay.
