Wall beds for your home in Brockley
How we make wall beds for Brockley
A home office that doubles as a guest room is a common request. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. Cable routes for the desk can be planned in, while new sockets are for your electrician. We make wall beds from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a storage wall with a bed inside and a real mattress for visitors.
Sash windows are common in Victorian and Edwardian houses, and their position, along with any shutters, affects where furniture can go. If your home is one of the many around Brockley built before 1919, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.
A written quote is the clearest record of what we have agreed. It describes the wall bed we have designed for the room, its materials and its finish, and the workshop works from it.

Questions we’re often asked
Can parking be tricky on fitting day in Brockley?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit, so we can plan the day around it.
I live near Crofton Park station. Is that in your area?
Yes, homes across Lewisham and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with some details about the room, and let us know about parking and access at the same time.
Do I get to choose the colour?
You do. We agree the colour with you.
Can you fit furniture on an external wall?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.
Can a wall bed have storage around it?
Yes. Shelves, cupboards or a desk can go around the bed cabinet with shelves or a desk beside it. We plan it so the bed still has room to come down.
Does fitted furniture need planning permission?
Typically not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. If the building is listed, works affecting its character may need listed building consent, so check with the council first.
Wall beds for homes in Brockley
The biggest shares of homes in the neighbourhood around Brockley were built before 1919 (about 57%) and between 1919 and 1939 (about 12%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Near the centre of Brockley, Historic England’s list includes Church of St Hilda (Grade II), under half a mile west, and Church Hall of St Hilda's (Grade II), less than half a mile west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. Red routes are run by TfL, with tight limits on where and when vehicles can stop. Where a home in Brockley is on or beside a main road, it’s useful to mention that during the design visit. It lets us plan the stop before fitting day.
Close to Blythe Hill Fields? Wall beds are normally planned on the walls away from the window, so the light and the view stay. For a family home near Beecroft Garden Primary, a mix of drawers and shelves copes with school uniform as well as everything else.

Fitting day, step by step
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturdays can be arranged.
- It starts with a short note from you.
- We come to measure and talk through the bed, the storage and the finish.
- You receive a quote in writing covering the design, materials and finish.
- The cabinets are made in our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
- The wall bed is fitted, and any hand painting is done on site. New paint needs gentle use while it cures.
Before we arrive
- Check the building’s rules for trades and lift bookings
- Make sure pets are kept safely away
- Clear the hallway and stairs so the sections can come through
Starting with a design visit
To get a quote, tell us about the room on our contact form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

Flats, blocks and rented homes
Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you contact us.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of.
Do you need wall beds in Brockley?
Most people come to us with a guest room that sits empty most of the year. A bed fills the room whether anyone is using it or not, and folding it away gives the room a second life.
Here’s what wall beds can help with:
- A living room with a bed that folds away
- A storage wall with a bed inside
- A proper bed instead of a sofa bed
- A bed that looks like cupboards by day
The wider area includes historic houses such as Queen's House, about 2.4 miles north-east. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice.
What to check before you book
- Have they measured the stairs, lift and doorways?
- Whether they measure the room themselves
- Do they scribe the furniture to the walls?
- How parking will work on your street
Honest limits
It’s worth being clear about where our work stops:
- Advice on your lease
- Structural work to the wall or floor
- Plastering or decorating the room
If you are not sure what’s possible in your room, you can tell us about the room on our contact form and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.
What it’s made from
- Shelves or a desk alongside
- Moisture-resistant MDF
- Birch plywood
- Fold-down bed mechanism
- Hand-painted finish
- Spray-painted finish
Made for the room, or bought in a box?
A standard bed is simple and needs no mechanism, which is a fair point in its favour. Where the room needs to be more than a bedroom, a wall bed earns its place day after day. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. With fitted pieces, the fixings are planned for the wall from the start.
We don’t publish set prices, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing, naming the materials and finish. To start, send us a few details through our contact form.
