Wall beds for homes in Brondesbury

Homes built before 1919 make up about 66% of the housing in the area around Brondesbury, with about 10% built between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. There are 9 entries on the National Heritage List within half a mile of the centre of Brondesbury. You can check whether a particular building is listed on Historic England’s list. The share of homes built before 1919 around Brondesbury, about 66%, is well above the figure for Brent as a whole, about 28%, in the VOA’s 2025 council tax stock figures. So older-house details are more likely to come into the design of wall beds.

Close to Kilburn Grange Park? Wall beds are usually planned on the walls away from the window, so the light and the view stay. If you live in a period home close to Christ Church, solid external walls can be cold, so ventilation behind wall beds is part of the design. If you live in a flat close to Brondesbury station, wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Brondesbury is in the London Borough of Brent, about 1 mile south of Kilburn. Brondesbury is part of the area we cover. Our Brent coverage includes Brondesbury, along with the rest of the borough.

Design visits and fitting in NW6, NW2 and NW10 work the same way as everywhere else we cover. Streets in the area include Dyne Road, Mill Lane and The Avenue, and we cover homes on all of them for wall beds. Main roads around Brondesbury include the A4003, and we plan where the van can stop before fitting day. Close by, we also work in Kilburn (1 mile south), Cricklewood (1 mile north-west), Queen's Park (1 mile south), Kensal Rise (1 mile south-west) and Willesden Green (1 mile west). Other parts of Brent we cover include Neasden (2 miles west), Harlesden (2 miles west), Wembley (4 miles west), Kenton (5 miles north-west), Church End (2 miles west) and Stonebridge (3 miles west).

Wall beds in Brondesbury: what you get

Studio flats benefit more than most from a bed that folds away. By day, the room is a living space, and at night it becomes a bedroom. We can build shelves, cupboards or a desk around the bed cabinet, so the whole wall works hard. If you’re living with a proper bed instead of a sofa bed and more floor space in a studio flat, wall beds made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

Around Brondesbury, a large share of homes date from before 1919, and in a Victorian or Edwardian bedroom, the chimney breast and its alcoves often shape the room. Fitted furniture can fill the alcoves, wrap round the chimney breast or run across a whole wall. Because older floors slope and walls bow, everything is scribed and levelled on site.

The quote comes in writing, so you can read it at your own pace and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Flats, leases and landlords

In a managed block, the building manager or concierge may need notice before we arrive. If there is a lift, it may need booking, and its size matters when we plan the sections. Mention it when you contact us.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

Practical tips

New paint needs time to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Leaseholders: check your lease first
  • Follow the mechanism maker’s mattress guidance
  • Decide who the bed is mainly for
  • Plan a cupboard for spare bedding

Keep to the mattress size and weight the mechanism allows, because a mattress outside those limits can affect the balance. A new mattress should suit the mechanism too.

If you live in a leasehold flat, check your lease before fixing furniture to the walls. We cannot advise on your lease.

Questions we’re often asked

I live near Brondesbury station. Is that in your area?

Yes. We cover all of Brent and the rest of London. You can use our contact form to arrange a design visit.

My house in Brondesbury is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Is a wall bed safe?

A secure fixing and careful use are what matter. The mechanism is fixed exactly as its maker sets out, and you keep the space in front clear and children away while it moves.

How are wall beds priced?

There’s no price list: each design is priced in writing after we’ve seen the space. Size, storage and finish all affect the price. To arrange a design visit, tell us about the room on our contact form.

Do I choose the paint colour?

You do. The paint colour is agreed with you before anything is painted.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.

When is bespoke worth it?

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

Made for the room, or bought in a box?

If you may move soon, a standalone bed you can take with you could suit you better. It is worth thinking about how long you plan to stay before choosing built-in. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

From workshop to your room

There isn’t much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared, as we will have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.

  1. You get in touch with a few details about the room. Mention who the bed is for.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a quote in writing.
  4. The cabinets are made at our workshop.
  5. We fit the bed and storage in your home.

Preparing the room

  • Book any lift and let the concierge or building manager know
  • Keep pets out of the room and the hallway
  • Take anything hanging off the wall we are fitting to
