Wall beds for your home in Kenton

About our wall beds in Kenton

Spare rooms in London homes are often small, and the bed fills the room even when no one is staying. A wall bed gives that floor back during the day, ready for work, exercise or play. When guests come, the bed folds down. We make wall beds from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are a guest room that sits empty most of the time and a flexible room for a growing family.

The front bedroom in many 1920s and 1930s houses sits above a bay, which leaves the side walls for storage and the bay for light. Around Kenton, a big part of the housing is interwar, semi-detached or detached, so that shape of room is worth knowing. Every wall is measured, as a room that looks square rarely is.

The furniture is made in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

What affects the cost of wall beds

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • What goes inside: rails, shelves, drawers and dividers
  • How many doors and drawers there are
  • Tricky walls, sloping ceilings and uneven floors
  • Access to the room, such as stairs, lifts and narrow halls

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Helping us understand the room

Here’s what helps us most when you contact us:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • Pictures of styles you like, if you have any
  • How you want to use the space
  • The postcode, so we can plan the visit

Your quote is written for your room once we’ve visited and measured. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, use our contact form.

Questions we are often asked

Will parking be an issue for fitting furniture in Kenton?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking during the design visit, and we’ll plan around it.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Can a wall bed go on any wall?

We check that at the measuring visit. Different walls need different fixings, and the mechanism maker’s instructions set what’s needed.

What do you do at the measuring visit?

It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

Do you work on Saturdays?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

Who chooses the colour?

You do. The paint colour is agreed with you before anything is painted.

What prompts wall beds in Kenton

In a studio or a small flat, every bit of floor counts. With the bed away, the main room is a living space again until bedtime.

We’re often asked to help with:

  • A living room with a bed that folds away
  • A guest room that sits empty most of the time
  • A playroom that can sleep visitors
  • Room for a desk and a guest bed

If your home is as old as some of the listed buildings nearby, like Church of St Mary and Parish Hall, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Questions to ask before you hire anyone

  • Whether they measure the room themselves
  • Is it spray painted or hand painted?
  • Have they thought about parking near you?
  • Will the quote be in writing?

How to choose a carpenter in London

Flats, conversions and lettings

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check during the design visit.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.

Fitted bedroom furniture in Kenton

About 84% of the homes in the streets around Kenton went up between 1919 and 1939, and about 7% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Kenton is partly covered by a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Your council can advise if you are unsure. Many London boroughs run controlled parking zones, and Brent sets its own rules. If your road in Kenton falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know about parking at the design visit.

The wider area includes historic houses like Headstone Manor, about 2.2 miles west. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice. If you live near Preston Park, morning light matters, so tall pieces go where they won’t shade the window.

Is bespoke worth it?

A sofa bed is cheaper and simpler, which suits some homes. A wall bed takes a proper mattress and gives back the floor, which matters in a small room. Walls in interwar houses are straighter than in older ones, but rarely perfect, and standalone units can lean or gap. Fitted furniture is scribed and levelled on site.

No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Why us?

Fitting day, step by step

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. In a 1920s or 1930s house, the hall and stairs are normally straightforward, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it’s going, with floors protected throughout.

  1. You get in touch with a few details about the room. Mention who the bed is for.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. A quote in writing is sent to you.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the bed and storage in your home.

Before fitting day

  • Empty the space we’ll be working in
  • Clear the hallway and stairs so the sections can come through
  • If you live in a block, book the lift and tell the building manager
