About our wall beds in Limmo Peninsula

Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, so the bed does not dominate the working day. Cable routes for the desk can be planned in, while new sockets are for your electrician. If your home has more floor space in a studio flat and a spare room that’s rarely slept in, that’s what wall beds are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Many newer homes have tall windows or full-height glazing in the bedroom, so the remaining walls have to work harder. That is worth planning for around Limmo Peninsula, where many homes date from 2000 onwards, so we make the most of the walls you have. Corner sections are planned so nothing is wasted.

Our quotes are written in plain words, without jargon. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

Do you need wall beds in Limmo Peninsula?

Often the bed is one part of a bigger plan. Cupboards and shelving either side make the whole wall useful.

Most of the enquiries we get are about things like these:

  • Storage built around a fold-down bed
  • More floor space in a studio flat
  • A real mattress for visitors
  • A home office that also sleeps guests

Living in a block of flats near Custom House station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

What to check before you book

  • Whether the route into your home has been checked
  • Is it spray painted or hand painted?
  • Will other trades be needed, and who arranges them?
  • How the doors are hung and adjusted

Wall beds for homes in Limmo Peninsula

In the area around Limmo Peninsula, the largest groups of homes date from the years since 2000 (about 72%) and between 1945 and 1972 (about 12%), on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Limmo Peninsula include Trinity House Chain Locker and Lighthouse Block (Grade II), under half a mile south, and Church of St Luke (Grade II), under half a mile east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. An early word with the council’s conservation officer is the best first step. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. Vans bringing furniture to Limmo Peninsula fall under it, just as they do across the rest of London. We go through parking and access during the design visit.

The wider area includes historic houses like Queen's House, about 2.1 miles south. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design. For a family home near St Luke's Primary School, hanging rails set low at first can be raised later, as children get taller.

Limmo Peninsula is about 1 mile north-east of Plaistow, within the London Borough of Newham. Design visits and fitting in Limmo Peninsula can be on a Saturday, by prior arrangement. Our Newham coverage includes Limmo Peninsula, along with the rest of the borough.

How fitting works for wall beds

The last stage of the day is the finish. With a spray finish from the workshop, there is normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Newer homes often have finished floors, painted walls and new doors that mark easily, so everything on the way in is covered before the sections arrive. Corners and door frames are covered as well. The sections are assembled in the room.

  1. You let us know about the room and who the bed is for. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor, as the bed must be fixed securely.
  3. We send a quote in writing for the bed cabinet and storage, ready to check.
  4. We build and finish everything in our workshop.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts.

Before we arrive

  • Take anything hanging off the wall we’re fitting to
  • Make sure pets are kept safely away
  • Have your electrician move any sockets or switches beforehand

Starting with a design visit

To make a start, fill in our short enquiry form and tell us a little about the room and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Advice

Tips worth knowing

Fitted furniture is part of the room, so it’s worth looking after. A few pointers help:

  • Think about how often the bed will be used
  • Follow the mechanism maker’s mattress guidance
  • Tell us what the wall is made of if you know
  • Leaseholders: check your lease first

Should the bed start to move differently, stop and let us know. The mechanism should only be adjusted as its maker allows.

If you know the wall’s construction, mention it. Solid brick, stud walls and plasterboard need different fixings, and we look at it when we measure.

Pricing wall beds in Limmo Peninsula

A few things affect what fitted furniture costs:

  • The internal fittings
  • Where a van can park, like a permit bay or a bay suspension
  • The width and height of the space
  • Stairs, lifts and the route to the room

We do not publish set prices, because each job is designed for a single room. Instead, we measure, discuss the design and then quote in writing, with the materials and finish set out. To start, message us from the contact page.

Getting in touch

The more you can tell us at the start, the better the design visit goes. When you get in touch, it helps to send:

  • Anything fixed to the wall that the furniture needs to work around
  • What kind of home it is, and which floor the room is on
  • Examples of the look you’re after
  • Rough measurements, even if they’re only to the nearest few centimetres

For a quote for wall beds in Limmo Peninsula, tell us about the room on our contact form. Let us know the room and the rough idea. Next comes a design visit, followed by a written quote.

Flats, conversions and leaseholders

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the design visit.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We can’t advise on your lease.

Questions we’re often asked

Will parking be an issue for fitting furniture in Limmo Peninsula?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

Can you make wall beds for a home in Limmo Peninsula?

Yes. Limmo Peninsula is one of the places we work, along with the rest of Newham and London. You can use our contact form to arrange a design visit.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

Can you build shelves or a desk around a wall bed?

Yes. We often design the bed as part of a wider storage wall, so the whole wall is useful. The design keeps clear space in front for the bed to fold down.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.

Do I get to choose the colour?

You choose it, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.
