Bedrooms in New Southgate: local notes
About 27% of the homes in the neighbourhood around New Southgate went up before 1919, and about 26% between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List records 6 entries within half a mile of the centre of New Southgate. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. Controlled parking zones are run by the boroughs, so the rules in Enfield are set locally. If your road in New Southgate falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know what the parking is like during the design visit.
For an older house near St Paul's Church, solid external walls can be cold, so ventilation behind wall beds is part of the design. If your home is as old as some of the listed buildings nearby, such as Arnos Grove Underground Station, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. For a flat near New Southgate station, the lift, the stair turns and the front door all set the largest piece that can come in.

About our wall beds in New Southgate
A home office that doubles as a guest room is a common request. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. We can allow for cables to the desk, while new sockets are for your electrician. We make wall beds from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are a hobby room with a bed for guests and a guest room that sits empty most of the time.
A bedroom used as a guest room, a study or a dressing room needs different storage. In New Southgate, as anywhere in London, we start by asking what the room is for. Then the layout, doors and inside fittings follow. You choose the colour, spray-painted or hand-painted.
If the job needs another trade, such as an electrician or a plumber, we will tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Flats, conversions and leaseholders
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the measuring visit.
How fitting works for wall beds
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. How long the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. Whatever the age of your home, the furniture is fitted to the walls you have, with scribing where they wander and packing where floors dip. Hand painting can happen on site, while spray-painted pieces come ready from the workshop.
- You get in touch and describe the room.
- We visit to measure the room and the way in, from the front door to the room itself.
- We send a written quote.
- In our workshop we build the bed cabinet in sections from moisture-resistant MDF and birch plywood.
- The cabinet is joined in the room, fixed securely and set level, with a spray-painted or hand-painted finish.
Before fitting day
- Leave a clear route from the front door to the room
- Let us know about any meters, fuse boards or boilers in the area
- Keep pets in another room while we work
Starting with a design visit
There’s no price list: each design is priced in writing after we’ve seen the space. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, get in touch through our contact form.
Advice
Why bespoke in New Southgate?
If you may move soon, a standalone bed you can take with you could suit you better. How long you’ll be in the home is worth weighing up before you decide. Few rooms have truly flat walls and level floors, so standalone furniture can lean or leave gaps. Built-in pieces are adjusted to the room as they go in.
Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that is part of the price. Prices are quoted for your room, once we’ve measured and talked through the design.

What it costs
The price for your room depends on:
- Spray painting or hand painting
- What goes inside: rails, shelves, drawers and dividers
- The number of doors and drawers
- The overall size of the piece
There is no price list, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To start, get in touch through our contact form.
What to send when you get in touch
Here’s what helps us most when you get in touch:
- Rough sizes: width, height and depth
- Anything fixed to the wall that the furniture needs to work around
- The type of home and how the room is reached
- Pictures showing the full wall, from floor to ceiling
You don’t need exact measurements to get started. We measure everything properly at the design visit, including how level the floor and ceiling are. To get started, use our contact form and let us know about the room. You receive a written quote after the visit.
FAQs: wall beds in New Southgate
Is New Southgate in the area you cover for wall beds?
Yes. New Southgate is one of the places we work, along with the rest of Enfield and London. You can get in touch through our contact form to arrange a design visit.
Will a conservation area stop me having wall beds fitted in New Southgate?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.
What finishes do you offer?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
Can you add sockets inside the units?
No. Electrical work is not something we do; it is a job for your electrician. We can plan cable routes into the design.
My walls aren’t straight. Is that a problem?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Do I need to be in when you fit?
Someone needs to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.
Looking after your furniture
People planning wall beds often ask about these. They help whatever the room:
- Check mattress size and weight limits
- Think about where extra bedding will go
- Check your lease if you live in a flat
- Let us know about the wall’s construction
The mechanism maker’s guidance says how much bedding can stay on the bed when it folds away. We can build a cupboard beside the bed for extra bedding.
Think about the route into the room. Furniture made in a workshop comes in sections sized for stairs, landings and lifts, so it’s useful to know about tight turns.
