Wall beds for homes in Paddington

The mattress has to suit the mechanism, because the mechanism maker sets limits on size, depth and weight. We can go through what the mechanism allows when we measure, so the mattress you choose fits. Typical reasons to get in touch are a bed that fills a little-used room and a real mattress for visitors; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In houses built before 1919, a floor can drop noticeably from one side of a room to the other, which matters around Paddington, as a large share of homes there date from before 1919. Fitted furniture sits on a plinth or adjustable feet set level, so doors close square and the gaps stay even. Where the wall bows, the edge is scribed to follow it.

The written quote is your record of the job. It describes the wall bed we’ve designed for the room, what it’s made from and how it is finished, and it is what the workshop builds to.

FAQs: wall beds in Paddington

Is parking a problem for fitting in Paddington?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit.

Will a conservation area stop me having wall beds fitted in Paddington?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can a wall bed go on any wall?

It depends on the wall and floor. The mechanism has to be fixed securely as its maker specifies, to a wall or floor that can take the load, so we check it during the design visit.

Are fold-down beds safe to use?

Wall beds are made for regular use as long as they’re fixed and used as the maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and the maker’s guidance on use should always be followed.

Is the furniture spray painted or hand painted?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

How do you get large furniture into a flat?

It’s made in sections, each one sized to fit the way in. At the design visit, we measure the route along with the room itself.

Is bespoke worth it?

You can buy wall bed units off the shelf, often for less, and in a straightforward room they may be enough. They come in set sizes and finishes, so they may not suit uneven walls, low ceilings or alcoves. Ours is made to the room you have. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. Fitted furniture is designed with the wall in mind.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking at the measuring visit.

How fitting works for wall beds

In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site. How long the fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

  1. First, you tell us about the room and how you’d like it to work.
  2. We come to measure, look at the wall and floor, and go through the layout with you.
  3. You get a written quote for the bed cabinet and any storage around it, for you to look over.
  4. The cabinets are made in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home, with the mechanism fixed as its maker specifies. The finish is sprayed in our workshop or painted by hand on site.

How to get a quote

Getting a quote starts with some details: which room it is, rough sizes and a couple of pictures if you can take them. When you are ready, tell us about the room on our contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.

Fitted bedroom furniture in Paddington

Homes built before 1919 make up about 47% of the housing in the neighbourhood around Paddington, with about 17% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Near the centre of Paddington, Historic England’s list includes Catholic Apostolic Church and Church House (Grade I), about 0.5 miles north-west, and Church of St Mary (Grade I), about 0.5 miles east. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Paddington, as it does anywhere else in London. How the van gets to your door is planned at the design visit.

For a family home near International Community School, wall beds in a child’s room can be planned so the inside layout changes as they grow. If you live in a period home close to Church of St John the Evangelist, a bedroom chimney breast and its alcoves often shape where wall beds go. Winfield House, about 1 mile north, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.

Paddington is in the City of Westminster, about 1 mile east of City of Westminster. We can visit homes in Paddington on weekdays, or on a Saturday by prior arrangement. Paddington is one of the places in Westminster where we make wall beds.

Every address in W2, W1H and W1U is covered for wall beds. You will find streets here like Harrow Road, Craven Road and Harbet Road, and homes on each of them are within our area for wall beds. Main roads around Paddington include the A5 and A40. If your home is on one of them, tell us during the design visit, as some main roads have strict stopping rules. Nearby, we also make wall beds in Paddington Green (1 mile north-west), Hyde Park Estate (1 mile south-east), Connaught Village (1 mile south-east), Tyburn (1 mile south-east) and Little Venice (1 mile north-west). Across the rest of Westminster, our area takes in Soho (2 miles east), Chinatown (2 miles east), St James's (2 miles east), Covent Garden (2 miles east), Aldwych (2 miles east) and Charing Cross (2 miles east).

Where other trades come in

It’s worth being clear about where our work stops:

  • Making good the walls after other work
  • New sockets, lighting or wiring (your electrician)
  • Advice on your lease

If in doubt, you can message us from the contact page and describe the room before you arrange a visit. How a job runs, step by step.

Boards, parts and finishes

  • Shelves or a desk alongside
  • Hand-painted finish
  • Spray-painted finish
  • Fold-down bed mechanism
  • Birch plywood
  • Moisture-resistant MDF

Practical tips

Most of what helps is simple. Here’s what we suggest:

  • Lower and lift the bed steadily
  • Treat new paintwork gently at first
  • Plan where chairs and desks will sit
  • Follow the mechanism maker’s mattress guidance

If the bed ever feels different when you lower or lift it, stop using it and get in touch. Don’t try to adjust the mechanism yourself unless its maker says you can.

Consider how often the bed will be used and by whom. It shapes the bed size and the type of mechanism, and whether a desk or shelves go around it.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, after measuring the route at the design visit.

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through.
