About our wall beds in Charing Cross
Not every mattress suits every wall bed; the mechanism maker sets the size, depth and weight it can take. We’ll talk through what suits the bed at the design visit, so the mattress you choose fits. If your home has hiding the bed when it’s not in use and a living room with a bed that folds away, that’s what wall beds are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.
Sash windows are common in Victorian and Edwardian houses, and their position, along with any shutters, affects where furniture can go. For one of the older homes that make up a large share of the housing around Charing Cross, the layout lets the sash open fully and keeps the light unblocked. Doors on fitted pieces are hung to clear the bed and any radiator.
We write quotes in plain English. You’ll see what will be made, the boards used and the finish, taken from what we agreed at the visit.

Questions from Charing Cross
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
My home in Charing Cross is a period house with walls that are not straight. Is that a problem?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
What space does a fold-down bed take up?
It depends on the bed size and the mechanism. At the design visit we measure the room and check there’s enough space in front.
What happens at the measuring visit?
It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
How much does a wall bed cost?
The price comes in a written quote, worked out from the measurements and the design you choose. Size, storage and finish all affect the price. For a design visit, use our contact form.
Can I send pictures before the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, fill in our short enquiry form.
From workshop to your room
You won’t need to do much on the day. We need someone to let us in at the start, and it is useful to have the room cleared beforehand. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. On fitting day, edges are trimmed on site to follow the walls, so we ask for a clear space to work near the room. Dust is kept down and cleared up as we go. Where the finish is hand-painted, it can be done after the pieces are in.
- First, you let us know about the space.
- We visit, measure and go through the bed, shelves and desk. What the wall is made of matters, as the bed has to be fixed securely.
- A written quote is sent to you.
- Everything is made at our workshop from moisture-resistant MDF and birch plywood.
- We fit the bed and storage in your home, with the mechanism fixed as its maker specifies.
Before we arrive
- Take anything hanging off the wall we are fitting to
- Make sure pets are kept safely away
- Point out meters, boilers and fuse boards near the furniture
How to get a quote
It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough sizes. To send them over, get in touch through our contact form, and we will arrange a design visit.
Advice
Is bespoke worth it?
Ready-made wall bed units are available and normally cost less, and they can work in a simple space. They’re made in standard sizes, so they may not suit uneven walls, low ceilings or alcoves. A bespoke cabinet is built for the room. Ready-made units stop well short of a tall period ceiling, and that space collects dust instead of storage. Built-in pieces can run to the cornice or the picture rail.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking at the measuring visit, so we can plan for it.

Flats, blocks and rented homes
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t advise on your lease.
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

Living in a block of flats near London Charing Cross station? Then wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If your home is as old as some of the listed buildings nearby, like Church of St Martin in the Fields, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. If you live in a period home close to St Martin-in-the-Fields, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Could you do it yourself?
It is worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.
