Wall beds in St James's, Westminster

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on wall beds in St James's starts with a design visit, and everything is made in our workshop.

  • Somewhere comfortable for guests to sleep
  • A bed that fills a little-used room
  • A storage wall with a bed inside

Wall beds designed for your room

Bespoke or off-the-shelf?

A sofa bed is cheaper and simpler, and for occasional guests that may be enough. A wall bed takes a proper mattress and gives back the floor, which can make a small room usable. Ready-made tall pieces have to be fixed to the wall for safety, and in an older house that can mean fixing into brick or lath and plaster. With fitted pieces, the fixings are planned for the wall from the start.

Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

Why us?

  • Saturday visits and fitting by arrangement
  • Made in our workshop, then fitted in your home

Wall beds in St James's

Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. We can allow for cables to the desk, though any new sockets are for your electrician. We make wall beds from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a proper bed instead of a sofa bed and a bed that fills a little-used room.

In houses built before 1919, a floor can drop noticeably from one side of a room to the other, and a large share of the homes around St James's are that old. Pieces stand on a levelled plinth or adjustable feet, so the doors line up and the gaps run straight. Where the wall bows, the edge is scribed to follow it.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Fitted bedroom furniture in St James's

In the neighbourhood around St James's, the largest groups of homes date from before 1919 (about 54%) and the years since 2000 (about 24%), according to Valuation Office Agency council tax figures (2025). We take that into account during the design visit, since older and newer walls take different fixings. There are 934 entries on the National Heritage List within half a mile of the centre of St James's. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. All of London, Westminster included, is inside the ULEZ. That includes the vans that bring and fit furniture in St James's. Parking and access are planned during the design visit.

Close to St Anne's Churchyard? Keeping wall beds off the window wall keeps the room bright. The wider area includes historic houses such as Marlborough House, about 0.3 miles south-west. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

St James's is about 1 mile north-west of City of Westminster, in the City of Westminster. Whether your home in St James's is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. St James's is one of the places in Westminster where we make wall beds, and the borough has 29 places on our list.

In W1F, W1D and W1J, the process is the same as anywhere else in London. You will find streets here like Duck Lane, Bruton Lane and Bridle Lane, and homes on each of them are within our area for wall beds. St James's is near the A4 and A400, so if your home is on a main road, mention it when you contact us. Nearby, we also make wall beds in Chinatown (1 mile north), Charing Cross (1 mile east), Soho (1 mile north), West End (1 mile north-east) and Burlington Estate (1 mile west). Elsewhere in Westminster, we also cover Paddington Green (2 miles north-west), Paddington (2 miles west), Lisson Grove (2 miles north-west), Westbourne (3 miles west), Little Venice (2 miles west) and Westbourne Green (3 miles west). As one of the bigger places in Westminster, St James's is covered for all of our fitted furniture.

Local landmarks in St James's

Well-known places in the area include Montfichet's Tower (1.4 miles east) and Kingly Court (close by, under half a mile north-west). What prompts wall beds in St James's

Some people are tired of sofa beds. A wall bed takes a proper mattress, chosen to suit its mechanism, and the bed sits flat on its frame.

A few of the things people ask us to solve are these:

  • A guest room that sits empty most of the time
  • A storage wall with a bed inside
  • A playroom that can sleep visitors
  • A proper bed instead of a sofa bed

Near listed buildings like The Haymarket Theatre (theatre Royal), less than half a mile east of the centre of St James's, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features can require listed building consent.

Common questions about wall beds

Do you make wall beds for homes in St James's?

Yes, St James's is within the area we cover, which takes in all of Westminster and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Are fold-down beds safe to use?

Wall beds are made for regular use as long as they’re fixed and used as the maker specifies. We fix the mechanism securely to a sound wall or floor, and the maker’s guidance on use should always be followed.

Will you provide a mattress for the bed?

The mattress needs to suit the mechanism, including its size, depth and weight. We’ll go through those limits during the design visit so you can choose one that works.

What does a wall bed cost?

Prices are quoted for your room, once we’ve measured and talked through the design. Size, storage and finish all affect the price. For a design visit, message us from the contact page.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.

Practical tips

Most of what helps is simple. Here’s what we suggest:

  • Check mattress size and weight limits
  • Give the paint time to cure fully
  • Consider how many people will sleep in it
  • Tell us what the wall is made of if you know

The paint needs time to cure fully after fitting. Treat the cabinet gently at first, and clean the cabinet with a soft, damp cloth.

Leasehold flats can have rules on alterations, so check your lease early. Your lease is something to check with whoever manages the building.

Flats, blocks and rented homes

If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it’s worth raising at the design visit.

What happens on fitting day

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the design and how much storage goes around the bed, and your quote sets out the fitting days. Older London houses often have narrow hallways and tight turns on the stairs, so wall beds are made in sections sized to get through. Floors and stair carpets are protected on the way in and out.

  1. You tell us about the room.
  2. At the design visit we agree the layout and the colour.
  3. A quote in writing follows.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. The wall bed is fitted, and any hand painting is done on site. New paint needs gentle use while it cures.

Before we arrive

  • Leave a clear route from the front door to the room
  • Have your electrician move any sockets or switches beforehand
  • Tell us about parking near your home
