About our wall beds in Greenhill

The mattress has to suit the mechanism; the mechanism maker sets the size, depth and weight it can take. We can go through what the mechanism allows when we measure, so the mattress you choose fits. If you are living with more floor space in a studio flat and a bed that looks like cupboards by day, that’s what wall beds are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Older London houses often have sash windows, and the window position and deep reveals affect where furniture can go. For one of the older homes that make up a large share of the housing around Greenhill, the layout lets the sash open fully and keeps the light unblocked. Doors are chosen and hung so they clear the bed, the radiator and the door to the room.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

What happens on fitting day

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. How long fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. You get in touch and tell us about the room and how often the bed is used.
  2. We come to measure, look at the wall and floor, and go through the layout with you. We also check there is clear space in front to lower the bed.
  3. A quote in writing follows, covering the cabinet, the storage and the finish, for you to look over.
  4. We build and finish the bed housing and storage in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home, with the mechanism fixed as its maker specifies. The finish is sprayed in our workshop or painted by hand on site.

Before fitting day

  • Check the building’s rules for trades and lift bookings
  • Make sure pets are kept safely away
  • Take down pictures, mirrors and shelves from the wall

Getting a quote

A quote begins with a few details from you: which room it is, rough sizes and a couple of photos if you can take them. To send them, fill in our short enquiry form. We will then arrange a design visit and follow it with a written quote.

Advice

Greenhill homes and wall beds

About 65% of the homes in the area around Greenhill went up before 1919, and about 10% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Greenhill is in the Fitzjohns Netherhall Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. The council can confirm if you’re not sure. More than half of the homes in the area around Greenhill (about 65%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. A wall bed has to be fixed securely as its maker specifies, and in houses of that age the walls can be solid brick or lath and plaster, so the fixings are chosen with care.

For families living near The Royal School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. If your home is one of the older houses near Rosslyn Hill Unitarian Chapel, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Bed mechanism housing

We build the housing to suit the mechanism and fix it as the maker specifies. When the bed is up, the front looks like cupboard doors.

Spray-painted finish

We spray paint in the workshop for a smooth, factory-like finish.

How we price wall beds

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • Parking near your home
  • How easy it is to get the furniture into the room
  • The internal fittings
  • The width and height of the space

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Your quote is written for your room once we’ve visited and measured.

What to send when you get in touch

A little information at the start saves time later. Where you can, include:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • The type of home and how the room is reached
  • Pictures showing the full wall, from floor to ceiling
  • How you want to use the space

Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, message us from the contact page.

What prompts wall beds in Greenhill

Working from home has changed how many spare rooms are used. The room needs to be an office and still sleep guests, and a wall bed makes that possible.

Here’s what wall beds can help with:

  • A studio that works by day and night
  • Shelves or a desk around the bed
  • A hobby room with a bed for guests
  • A proper bed instead of a sofa bed

If your home is as old as some of the listed buildings nearby, such as Institute of St Marcellina, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Before you choose who makes it

  • Who does any electrics, plumbing or gas work
  • Are the boards named, like MDF or plywood?
  • How parking will work on your street
  • Whether they can show you real projects they’ve done

Bespoke wall beds or ready-made?

A sofa bed is cheaper and simpler, which suits some homes. With a wall bed you get a proper bed and an empty floor by day, which can make a small room usable. Standard units assume square rooms, and period homes seldom have them, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted pieces follow the wall and sit level.

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we have measured up.

Your questions about wall beds in Greenhill

My home in Greenhill is a flat. How do you get the furniture in?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.

I live near Hampstead Heath station. Is that in your area?

Yes. We cover all of Camden and the rest of London. To get started, you can drop us a line using the contact form with some details about the room, and tell us about parking and access at the same time.

What do you do at the measuring visit?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

Is a wall bed safe for everyday use?

Wall beds are made for regular use when fixed and used as its maker specifies. We fix the mechanism securely to a sound wall or floor, and you should follow the maker’s guidance on lowering and lifting it.

What finishes do you offer?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

How much time does fitting need?

It depends on the design. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days, so you will know before we start.
