Bedrooms in Fortune Green: local notes

In the area around Fortune Green, the largest groups of homes date from before 1919 (about 58%) and the years since 2000 (about 13%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Fortune Green include Church of St John (Grade I), about 0.6 miles east, and Church of St Luke (Grade II*), under half a mile north. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, may need listed building consent from the council. Check with the council’s conservation officer first. TfL’s red routes have strict stopping rules. Where a home in Fortune Green is on or beside a main road, it helps to mention that at the measuring visit. It lets us plan the stop before fitting day.

If your home is one of the older houses near Church of St Luke, a bedroom chimney breast and its alcoves often shape where wall beds go. If you live in a flat close to West Hampstead Thameslink station, wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Fenton House, about 0.7 miles east, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Wall beds for homes in Fortune Green

Not every mattress suits every wall bed, because the mechanism maker sets limits on size, depth and weight. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. If your home has a storage wall with a bed inside and room for a desk and a guest bed, wall beds made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. That layout is worth knowing around Fortune Green, where a large share of homes were built before 1919. Fitted furniture can fill both recesses and bridge the chimney breast with high cupboards. The flue behind is kept ventilated, and any damp is sorted first.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

Bespoke or off-the-shelf?

Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.

Flats, leases and landlords

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so the furniture can be made in sections that fit through without a struggle.

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising during the design visit.

What affects the cost of wall beds

Not every room costs the same, for these reasons:

  • Awkward walls, sloping ceilings and uneven floors
  • The number of doors and drawers
  • The overall size of the piece
  • Where a van can park, such as a permit bay or a bay suspension

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. Because every job is different, the cost is set out in a written quote after the visit.

Getting in touch

Getting some details early makes the visit more useful. Where you can, include:

  • How you want to use the space
  • Your postcode and the borough
  • What kind of home it is, and which floor the room is on
  • A few pictures of the space, taken from the doorway and from each corner

To get a quote, get in touch through our contact form and let us know which room you have in mind and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and send you a quote in writing afterwards.

Common questions about wall beds

Do you make wall beds for homes in Fortune Green?

Yes, Fortune Green is within the area we cover, which takes in all of Camden and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

My home in Fortune Green is a period house with walls that are not straight. Is that a problem?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Do I need permission in a conservation area?

Typically not. Inside a house, fitted furniture does not normally need planning permission. Listed buildings can require listed building consent for works that affect their character, so ask the council’s conservation officer.

How do you get the furniture up the stairs?

Getting it in is planned at the design visit. The stairs, landings, any lift and the doorways are measured, and the furniture is made in sections sized to get through.

Is it possible to add a desk beside the wall bed?

Yes. We often design the bed as part of a wider storage wall with shelves or a desk beside it. We plan it so the bed still has room to come down.

Can you fit furniture on an external wall?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.

Where other trades come in

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Lease checks, which are for you and your building’s managers
  • Mattresses, which you choose to suit the mechanism
  • Plastering or decorating the room

If you’re not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How a job runs, step by step.

Boards, parts and finishes

  • Shelves or a desk alongside
  • Spray-painted finish
  • Birch plywood
  • Fold-down bed mechanism
  • Moisture-resistant MDF
  • Hand-painted finish

Fitting day, step by step

In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through.

  1. We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
  2. At the design visit we measure the room, look at the wall and discuss the design. We also check there is clear space in front to lower the bed.
  3. A written quote follows, covering the cabinet, the storage and the finish.
  4. The cabinets are built in our workshop.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Before fitting day

  • Take anything hanging off the wall we are fitting to
  • Book any lift and let the concierge or building manager know
  • Point out meters, boilers and fuse boards near the furniture
