Your questions about wall beds in North End

Will parking be an issue for fitting furniture in North End?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the design visit.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

How do you get the furniture up the stairs?

It is made in sections, each one sized to fit the way in. That is why we measure the stairs, lift and doorways during the design visit.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a written quote.

Can you add sockets inside the units?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

About our wall beds in North End

Many spare rooms are only just big enough for a bed, and the bed fills the room even when no one is staying. A wall bed gives that floor back during the day for a desk, a hobby or just space. When guests come, the bed folds down. We make wall beds from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are a guest bed that disappears in the day and room for a desk and a guest bed.

With a large share of homes around North End built before 1919, lots of bedrooms have solid brick external walls. Cold external walls can lead to condensation, so ventilation behind and inside the furniture is part of the design. Small back bedrooms and box rooms are common too, and they suit wall beds and other fitted storage well.

Once you’ve read the quote and decided to go ahead, the furniture is made in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

What happens on fitting day

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. You get in touch and let us know about the room and how often the bed is used.
  2. We come to measure, look at the wall and floor, and go through the layout with you. We also check there is clear space in front to lower the bed.
  3. You get a written quote for the bed cabinet and any storage around it, for you to look over.
  4. The cabinets are made in our workshop.
  5. We fit everything in your home and check the bed lowers and lifts smoothly. The finish is sprayed in our workshop or painted by hand on site.

Advice

Bedrooms in North End: local notes

About 52% of the homes in the area around North End went up before 1919, and about 17% between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). We take that into account at the design visit, since older and newer walls take different fixings. The National Heritage List has 71 entries within half a mile of the centre of North End. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. TfL’s Ultra Low Emission Zone covers every part of London, Camden included. That includes the vans that bring and fit furniture in North End. Parking and access are planned at the design visit.

Living in a block of flats near Hampstead Heath station? Then wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Heath House, about 0.3 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice. For families living near The King Alfred School, hanging rails set low at first can be raised later, as children get taller.

North End is about 4 miles south-east of St Pancras, part of the London Borough of Camden. We design and make wall beds for homes in North End. We cover places right across Camden, large and small.

Made for the room, or bought in a box?

A sofa bed is cheaper and simpler, which suits some homes. A wall bed takes a proper mattress and gives back the floor, which can make a small room usable. Recesses in older houses come in every size except the standard ones, so ready-made units rarely fill them properly. Furniture made for the space fills it.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

See bespoke vs off-the-shelf or how to compare quotes.

DIY, flat-pack or bespoke

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.

Cost matters, and it is fair to say so: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

How it is made

Shelves

Open shelves soften a wall of cupboards and keep it from feeling heavy.

Spray-painted finish

Spray painting suits a cabinet you want to look crisp and is finished before it reaches you.

Pricing wall beds in North End

The price reflects the time and materials the job needs. The main factors are:

  • Parking and unloading on your street
  • The number of doors and drawers
  • The width and height of the space
  • What goes inside: rails, shelves, drawers and dividers

Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Getting in touch

The more you can tell us at the start, the better the design visit goes. It is useful to include:

  • Pictures of styles you like, if you have any
  • How you want to use the space
  • Approximate measurements of the space
  • Where you live, with the postcode
