Flats, conversions and leaseholders
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot give advice on leases.
Wall beds in Bloomsbury
Studio flats benefit more than most from a bed that folds away. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. Storage and shelving can go on either side or above, so the whole wall works hard. We make wall beds from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a studio that works by day and night and a bed that fills a little-used room.
With most households around Bloomsbury in purpose-built flats, mansion blocks and modern blocks are both possible. A mansion block bedroom may have a chimney breast, high ceilings and walls that aren’t straight, while a newer flat is more likely to have plasterboard walls. Either way, wall beds are fixed to suit the wall.
Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

What happens on fitting day
You will not need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we’ll have talked about at the measuring visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the design and how much storage goes around the bed, and your quote sets out the fitting days. Noise from drilling travels in a block, so neighbours may appreciate a note, and some buildings set hours for noisy work. We plan the day to suit those rules. Saturdays can be arranged if your building allows work then.
- You let us know about the room and who the bed is for.
- We visit to measure up and look at what the wall is made of.
- We send a quote in writing for the bed cabinet and storage.
- We build and finish everything in our workshop, from moisture-resistant MDF and birch plywood.
- We fit it in your home, with the mechanism fixed as its maker specifies. We show you how the bed works before we leave.
Before we arrive
- Leave a clear route from the front door to the room
- Clear the area where the furniture is going
- Tell us about parking near your home
Getting a quote
Rough sizes are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, tell us about the room on our contact form. You receive a quote in writing after the visit.

What affects the price in Bloomsbury
What you pay depends on:
- The number of doors and drawers
- Whether you choose a spray or hand-painted finish
- Awkward walls, sloping ceilings and uneven floors
- Parking near your home
Every piece is quoted for your room after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
What to send when you get in touch
When you contact us, these help most:
- Anything fixed to the wall that the furniture needs to work around
- Pictures of styles you like, if you have any
- How you want to use the space
- Pictures of the whole wall or room, including the floor and ceiling
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, fill in our short enquiry form.
What prompts wall beds in Bloomsbury
In a studio or a small flat, every bit of floor counts. A bed that folds up gives you a living room in the day and a bedroom at night.
Some of the things we’re asked to solve include:
- A storage wall with a bed inside
- A real mattress for visitors
- More floor space in a studio flat
- A study that doubles as a spare room
If your home is one of the older houses near St George the Martyr Holborn, tall ceilings give wall beds room to reach the cornice.
Choosing a carpenter
- Will they visit to measure before quoting?
- How the doors are hung and adjusted
- Is it spray painted or hand painted?
- Have they measured the stairs, lift and doorways?
When you need someone else
Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:
- Mattresses, which you choose to suit the mechanism
- Electrical work for reading lights
- Making good the walls after other work
If in doubt, you can drop us a line using the contact form and describe the room before you arrange a visit. How it works.
What goes into it
- Shelves or a desk alongside
- Moisture-resistant MDF
- Spray-painted finish
- Fold-down bed mechanism
- Birch plywood
- Hand-painted finish
FAQs: wall beds in Bloomsbury
Do you cover homes near London Euston station?
Yes, homes across Camden and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.
How do you fit wall beds in a flat in Bloomsbury?
At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Can the fitting be on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
Do I need permission in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
What if my walls and floors are out of level?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base.
Will a wall bed work on my wall?
We check that at the measuring visit. Different walls need different fixings, and the mechanism maker’s instructions set what’s needed.
Fitted bedroom furniture in Bloomsbury
About 44% of the homes in the area around Bloomsbury went up before 1919, and about 21% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Within a mile of the centre of Bloomsbury, 24 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. London’s red routes are run by TfL, and stopping on them is tightly controlled. Where a home in Bloomsbury is on or beside a main road, it is useful to mention that at the measuring visit. That way we can plan where to load and unload.
Dr Johnson's House, about 0.9 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice. Near listed buildings like Church of St Pancras, less than half a mile north-west of the centre of Bloomsbury, older homes may keep original joinery that wall beds can be designed around. If your own home is listed, check with the council before fixing into original features.
