Questions we’re often asked
Does a conservation area in or near Hampstead affect fitted furniture?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.
Can parking be tricky on fitting day in Hampstead?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the measuring visit.
How are wall beds priced?
Every piece is quoted for your room after the design visit. Size, storage and finish all affect the price. To arrange a design visit, use our contact form.
Do you work for landlords and letting agents?
Yes. It works the same way as any job: design visit, written quote, workshop, fitting. If the property is let, the agent can arrange access with the tenants.
Is the furniture made to order?
We make it in our workshop, to the sizes taken at the measuring visit. Then we bring it to your home and fit it.
Can you fit furniture to uneven walls?
Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.
Wall beds for homes in Hampstead
We build the bed housing from moisture-resistant MDF and birch plywood, spray painted in our workshop or hand painted. From the front, the folded bed can look like a set of tall cupboards, sitting quietly in the room. We make wall beds from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are a real mattress for visitors and a playroom that can sleep visitors.
In houses built before 1919, a floor can drop noticeably from one side of a room to the other, which matters around Hampstead, as a large share of homes there date from before 1919. Fitted furniture sits on a plinth or adjustable feet set level, so doors close square and the gaps stay even. Where the wall bows, the edge is scribed to follow it.
Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

When is bespoke worth it?
If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Wall beds in Hampstead: local notes
The biggest shares of homes in the area around Hampstead were built before 1919 (about 68%) and between 1919 and 1939 (about 9%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Hampstead, Historic England’s list includes Institute of St Marcellina (Grade I), under half a mile north, and Church of St John (Grade I), less than half a mile north. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. An early word with the council’s conservation officer is the best first step. All of London, Camden included, is inside the ULEZ. That includes the vans that bring and fit furniture in Hampstead. Parking and access are planned during the design visit.
For an older house near St John-at-Hampstead church, solid external walls can be cold, so ventilation behind wall beds is part of the design. For a flat near Finchley Road & Frognal station, it helps to book the lift and tell the concierge before fitting day. If your children go to Fitzjohn's Primary School or a school nearby, wall beds in a child’s room can be planned so the inside layout changes as they grow.
Hampstead is part of the London Borough of Camden, about 3 miles south-east of St Pancras. From period terraces to newer flats in Hampstead, we measure the room as it is and design around it. We list Hampstead among 28 places we cover in Camden.
We cover every part of the NW3, NW6, NW11 and N2 postcode area for wall beds. If your home is on a street like Hampstead High Street, New End Square and The Mount Square, or close by, we can visit to measure up for wall beds. Hampstead sits close to the A1 and A502, and we plan where the van can stop before fitting day. Nearby, we also make wall beds in Greenhill (1 mile north-east), West Hampstead (1 mile west), Fortune Green (1 mile west), Vale of Health (1 mile north) and South Hampstead (1 mile south). We also make wall beds in nearby places like St Pancras (3 miles south-east), West End (4 miles south-east), St Giles (4 miles south-east), Seven Dials (4 miles south-east), Holborn (4 miles south-east) and Bloomsbury (3 miles south-east). Hampstead is one of the larger places we cover in Camden.
Landmarks near Hampstead
We fit furniture in homes around South Hampstead High School, King William IV Public House and Cecil Sharp House and the streets around them. There is a railway station in Hampstead itself: Finchley Road & Frognal station. A little further out are O2 Centre (less than half a mile south) and Isokon Gallery (0.8 miles east). For a walk, there is Belsize Wood and Parliament Hill.
Why bespoke in Hampstead?
You can buy wall bed units off the shelf, often for less, and in a straightforward room they may be enough. They come in set sizes and finishes and rarely allow for an uneven wall or an alcove. Ours is made to the room you have. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Fitted furniture can go all the way up.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. It helps to talk about parking at the measuring visit.

Pricing wall beds in Hampstead
The price reflects the time and materials the job needs. The main factors are:
- How square the room is
- Where a van can park, such as a permit bay or a bay suspension
- Whether you choose a spray or hand-painted finish
- The overall size of the piece
How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.
Helping us understand the room
You do not need exact measurements or a plan. Just send what you can:
- A few pictures of the space, taken from the doorway and from each corner
- Anything fixed to the wall that the furniture needs to work around
- Approximate measurements of the space
- What the furniture needs to hold
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit for you to look over. To arrange the visit, tell us about the room on our contact form.
What happens on fitting day
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Scribing is done on site, which means some cutting in the room or close by, so we ask for a clear space to work near the room. We keep dust down and tidy as we go. Hand painting, if that is your finish, can follow the fitting.
- You get in touch and describe the room.
- At the design visit we plan the bed cabinet and check the stairs, landings and any lift. Mention parking as well, since vans often need a permit or a paid bay.
- Your written quote sets out the design, materials and finish.
- In our workshop we build the bed cabinet in sections from moisture-resistant MDF and birch plywood.
- We carry the sections in, assemble them and fix the mechanism as its maker specifies, with a spray-painted or hand-painted finish.
Before we arrive
- Get any new sockets or wiring done by your electrician before fitting day
- Point out meters, boilers and fuse boards near the furniture
- Take down pictures, mirrors and shelves from the wall
Starting with a design visit
We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, drop us a line using the contact form.
