Wall beds in Balham

Wall beds in Balham: what you get

A wall bed needs clear space in front of it to fold down, so we plan the layout with that in mind. We think about where a chair, rug or desk will go when the bed is down. People normally come to us about a bed that fills a little-used room and shelves or a desk around the bed; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Older bedrooms normally have generous ceiling heights, and a large share of homes around Balham are that old. That height can be used, with fitted furniture taken up to the cornice and top cupboards for occasional things. Original mouldings are worked around rather than removed.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so it is clear what’s included.

From workshop to your room

When the fitting is done, we tidy the room and take up the floor coverings. Before we go, we look over the finished furniture with you and answer any questions. The time the fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. It is useful to tell us about parking at the design visit, as terraced streets are often busy.

  1. First, you let us know about the space. Mention who the bed is for.
  2. We visit, measure and talk through the bed, shelves and desk.
  3. You receive a quote in writing.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood.
  5. The wall bed is fitted in your home, with the mechanism fixed as its maker specifies.

How to get a quote

A quote begins with a few details from you: which room it is, rough measurements and a couple of pictures if you can take them. To send them, drop us a line using the contact form. We’ll then arrange a design visit and follow it with a written quote.

Balham homes and wall beds

Homes built before 1919 make up about 64% of the housing in the neighbourhood around Balham, with about 9% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Near the centre of Balham, Historic England’s list includes Church of St Mary (Grade II), less than half a mile south-west, and The Bedford Hotel (Grade II), less than half a mile east. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. About 28% of households in the streets around Balham live in flats in converted or shared houses, based on Census 2021. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the way in often goes up shared stairs. A lease can require consent for alterations, so it is worth checking yours first.

The wider area includes historic houses like Carlyle's House, about 2.9 miles north. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go. For families living near Ravenstone Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. Living in a block of flats near Balham station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Bespoke or off-the-shelf?

It’s worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

Practical tips

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Plan a cupboard for spare bedding
  • Keep the floor in front clear before lowering the bed
  • Measure the clear space in front of the wall
  • Mention if the wall is a stud wall

Small marks on a hand-painted finish can be touched up. Spray-painted finishes clean easily with a soft cloth and keep their smooth look.

Tell us what the wall is made of if you know. Solid brick, stud walls and plasterboard need different fixings, and we look at it when we measure.

Flats, conversions and lettings

In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

FAQs: wall beds in Balham

My house in Balham is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Does a conservation area in or near Balham affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is a wall bed safe for everyday use?

Wall beds are made for regular use when fixed and used as its maker specifies. We fix the mechanism securely to a sound wall or floor, and you should follow the maker’s guidance on lowering and lifting it.

Do you fit furniture for landlords?

Yes. The process is the same: a design visit, a quote in writing, then the furniture is made and fitted. Access can be arranged through the letting agent.

How are wall beds priced?

Prices are quoted for your room, once we’ve measured and talked through the design. The bed size, the cabinet and any storage around it all make a difference. For a design visit, use our contact form.

Which boards do you build with?

We use moisture-resistant MDF and birch plywood. MDF is stable and takes paint well, while birch plywood is strong and holds screws well.

Bespoke or off-the-shelf?

A bespoke wall bed takes more planning than buying a unit online. What you get is one design that suits the room and the way you use it. Ready-made units stop well short of a tall period ceiling, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the design visit.
