Flats, conversions and lettings
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we have measured the way in.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, after checking the walls at the design visit.
About our loft storage in Barking
We build storage in lofts that are already converted or boarded. We don’t carry out loft conversions, and Building Regulations apply to a conversion. Once the room is finished, we can design storage to suit it. In Barking, it all begins with a design visit. We make eaves cupboards from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about clothes with nowhere to go in a loft bedroom and wasted space behind the knee walls.
Many homes around Barking were built since 2000, and across London a lot of homes from those years are flats with compact layouts. Boilers, cylinders and consumer units often sit in a hall cupboard, and any new storage keeps their access and ventilation. Shallow cupboards suit narrow halls, so the hallway still feels open.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

About loft storage
How fitting day works
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.
- You get in touch and describe the loft room, its slopes and any dormer.
- At the design visit we measure the knee walls and the angle of each slope at more than one point, as they’re rarely even.
- Your written quote sets out the storage and the finish.
- In our workshop we build each section from moisture-resistant MDF and birch plywood to follow the slope.
- On fitting day the units are set level and scribed to the slope and the knee wall, with a spray-painted or hand-painted finish.
Getting ready for fitting day
- Check the building’s rules for trades and lift bookings
- Move anything in the hall or on the stairs out of the way
- Mention any parking restrictions on your street
Getting a quote
Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough sizes. To send them over, use our contact form, and we will arrange a design visit.
Advice
Common questions about loft storage
I live near Barking station. Is that in your area?
Yes. We cover all of Barking and Dagenham and the rest of London. To get started, you can tell us about the room on our contact form with a few details about the room, and let us know about parking and access at the same time.
Can parking be tricky on fitting day in Barking?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It is useful to tell us about parking at the design visit.
How is loft storage priced?
The price comes in a written quote, worked out from the measurements and the design you choose. The mix of cupboards, drawers and wardrobes, and the finish, all play a part. Everything is set out in a quote in writing after the visit.
How long does it take to fit loft storage?
How long the fitting takes depends on the length of the eaves and the design, and your quote sets out the fitting days. The storage is made at our workshop first, so the time in your home is spent fitting. We work tidily and keep the stairs and landing as clear as we can.
Will eaves storage block the ventilation?
Not if it is planned with care. The storage is planned around the insulation and ventilation behind the knee wall. For worries about existing insulation or vents, ask the people who did the conversion.
Is an outside wall a problem for fitted furniture?
External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps to avoid condensation. Any damp needs sorting by the right specialist before fitting.
Bespoke loft storage or ready-made?
Ready-made furniture has to come up the loft stairs in one piece or flat-packed. We make each piece in sections that fit up the stairs. That makes it possible to fit large pieces in a small loft. Ready-made units fixed to stud walls are often held by fixings that do not suit the board. Fitted furniture is planned with fixings into the studs or made for the board, and heavy pieces can stand on the floor.
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.
Why us?

Could you do it yourself?
Cost matters, and it is fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
Fitted storage in Barking
About 39% of the homes in the streets around Barking went up since 2000, and about 28% between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Barking, Historic England’s list includes Eastbury Manor House (Grade I), under half a mile east, and Church of St Patrick (Grade II), less than half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. It’s worth speaking to the council’s conservation officer before the design is final. TfL’s Ultra Low Emission Zone covers every part of London, Barking and Dagenham included. Vans bringing furniture to Barking fall under it, just as they do across the rest of London. How the van gets to your door is planned at the measuring visit.
If your children go to Eastbury Primary School or a school nearby, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. For an older house near St Patrick's Church, eaves cupboards in a converted loft are scribed to slopes that are rarely even. Close to Mayesbrook Park? Living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place.
