What we don’t do

We’d rather be clear about where our work stops:

  • Electrical work around the seat
  • Fixing the window itself
  • Making the seat cushion, which is not our work

If in doubt, you can message us from the contact page and describe the room before you arrange a visit. How a job runs, step by step.

What it’s made from

  • Radiator grilles
  • Moisture-resistant MDF
  • Hand-painted finish
  • Lift-up lids or drawers
  • Birch plywood
  • Spray-painted finish

Window seats for homes in Southend

Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Southend, the design visit is where the details are settled. If your home has wanting new furniture to sit well in an older room and a radiator under the window getting in the way, that is what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

In an area where interwar homes or semis make up much of the housing, as around Southend, many have had the loft converted, leaving low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.

The quote comes in writing, so there’s time to read it properly. It covers the design, materials and finish agreed at the visit.

FAQs: window seats in Southend

Will parking be an issue for fitting furniture in Southend?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It is useful to tell us about parking at the design visit.

Can you make window seats for a home in Southend?

Yes. We cover all of Lewisham and the rest of London, and Southend is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

My walls aren’t straight. Is that a problem?

Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.

Can I send photos ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough sizes. To send them, fill in our short enquiry form.

What happens at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps. Any damp needs sorting by the right specialist before fitting.

How fitting works for window seats

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is typically more generous. The pieces are joined and fixed once in place.

  1. First you tell us about the bay or window where you’d like a seat, including any radiator under it.
  2. We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. Your window seat is made in our workshop, shaped to the window.
  5. We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.

Before fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Keep pets out of the room and the hallway
  • Check the building’s rules for trades and lift bookings

How to get a quote

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To start, message us from the contact page.

Advice

Flats, blocks and rented homes

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.

Before and after fitting day

These points come up often when people plan window seats. They help before and after fitting:

  • Decide if the seat is part of a larger piece
  • Move furniture away from the window so we can measure
  • Decide on cushion thickness before the design visit
  • Let us know about the radiator before we visit

If you are having a cushion made, we’ll give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, so the fabric doesn’t stick or mark the finish.

Lift lids gently and lower them carefully. That protects the hinges and the paint. Do not overfill drawers, as heavy loads strain the runners.

Making use of awkward spaces in Southend

In the streets around Southend, the largest groups of homes date from between 1919 and 1939 (about 55%) and before 1919 (about 18%), according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Southend include The Fellowship Inn Public House (Grade II), less than half a mile north-east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can require listed building consent from the council. Ask the council’s conservation officer before anything is fixed. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. That usually means a van in Southend needs a visitor permit, a paid bay or a bay suspension through the council. Let us know what parking is near you at the design visit.

Close to Forster Memorial Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Kingswood House, about 2.5 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square. For families living near Elfrida Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

What it costs

The price for your room depends on:

  • Parking near your home
  • How big the furniture is
  • How easy it is to get the furniture into the room
  • Hanging rails, shelves, drawers and other fittings inside

There’s no price list, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To arrange a design visit, drop us a line using the contact form.

What we need to know

Here’s what helps us most when you contact us:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • A few pictures of the space, taken from the doorway and from each corner
  • What kind of home it is, and which floor the room is on
  • What you’d like to store or use the space for

A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you are ready, get in touch through our contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.
