Window seats for your home in Belgravia

Bespoke window seats or ready-made?

For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there’s a bay, a radiator or a need for storage. We’re happy to give an honest view at the measuring visit. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, whereas fitted pieces can pick up the room’s height and mouldings.

In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Let us know about parking at the design visit, so it can be planned.

What you get with us

  • Scribed to uneven walls
  • Every London borough and the City of London covered
  • Spray painted or hand painted, in the colour you choose
  • A design visit, then a quote in writing

Window seats in Belgravia: what you get

We make the seat itself, and you can source a cushion to the size we give you. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. If your home has no space for toys and games and a ready-made bench that doesn’t fit the bay, that is what window seats are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Hallways in period terraces are often long and narrow, with the stairs rising along one wall. Around Belgravia, a large share of homes date from before 1919, so depth matters as much as width wherever storage goes. Even shallow storage can hold a lot without narrowing the way through.

Where other trades are needed, for instance an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Flats, leases and landlords

If the property is let, we’ll need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the measuring visit.

What we do not do

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Plastering and decorating around the seat
  • Seat cushions, which you source separately
  • Fixing the window itself

Not sure whether your space suits window seats? You can send us a few details through our contact form and we will tell you before you arrange a visit. Our process from visit to fitting.

Storage in Belgravia homes: local notes

In the streets around Belgravia, the largest groups of homes date from before 1919 (about 60%) and between 1945 and 1972 (about 14%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. Within a mile of the centre of Belgravia, 21 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Much of inner London is covered by controlled parking zones run by the boroughs. For fitting in Belgravia, a van typically needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Tell us what parking is near you at the measuring visit.

If your home is as old as some of the listed buildings nearby, like Church of Holy Trinity, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If you live near Green Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. For a family home near Holy Trinity CofE Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Belgravia is part of the City of Westminster, about 1 mile north of City of Westminster. Wherever you are in Belgravia, the process is the same: we visit and measure, send a written quote, make the furniture in our workshop and fit it. We cover places right across Westminster, large and small.

Here we cover the SW3, SW1X and SW1W postcode area for window seats. If your home is on a street like Hans Road, Eaton Lane and Gerald Road, or close by, we can visit to measure up for window seats. Belgravia sits close to the A3214 and A3217. Neighbouring places we cover for window seats include Brompton (1 mile south-west), Victoria (1 mile south-east), Chelsea (1 mile south-west), Pimlico (1 mile south-east) and Westminster (1 mile east). Elsewhere in Westminster, we also cover Covent Garden (2 miles north-east), Aldwych (2 miles north-east), Adelphi (2 miles north-east), Paddington Green (2 miles north-west), Paddington (2 miles north-west) and Lisson Grove (2 miles north).

Fitting day, step by step

You will not need to do much on the day. Someone needs to let us in, and it’s useful to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so let us know about permits and bays at the measuring visit.

  1. It starts when you contact us about a window seat.
  2. We visit to measure and talk about how you will use the seat. Shutters and cills are noted too.
  3. Your quote sets out the design, the materials and the finish.
  4. Your window seat is made in our workshop, shaped to the window, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready to use, with the lids or drawers checked with you.

Before fitting day

  • Take anything hanging off the wall we are fitting to
  • If you live in a block, book the lift and tell the building manager
  • Get any new sockets or wiring done by your electrician before fitting day

Getting a quote

We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a written quote. Because every job is different, the cost is set out in a written quote after the visit. To book a design visit, fill in our short enquiry form.

Advice

Questions from Belgravia

Is Belgravia in the area you cover for window seats?

Yes. Belgravia is one of the places we work, along with the rest of Westminster and London. To get started, you can fill in our short enquiry form with some details.

My home in Belgravia is a period house with walls that are not straight. Is that a problem?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

What is a window seat made from?

The seat is made from moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. Everything is finished by spray painting or hand painting.

Can you build a window seat over a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Do I need planning permission for fitted furniture?

Not typically. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.

Will a window seat work below a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. We don’t repair sashes or cills.

DIY, flat-pack or bespoke

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Cost matters, and it’s fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
