Window seats in Millbank

Millbank homes and window seats

In the neighbourhood around Millbank, the largest groups of homes date from before 1919 (about 47%) and the years since 2000 (about 25%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. There are 412 entries on the National Heritage List within half a mile of the centre of Millbank. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. Strict stopping rules apply on red routes, which TfL runs. If your home in Millbank is on or near a main road, tell us at the design visit. Then we can work out where to load and unload.

For an older house near Christ Church, window seats can be scribed to follow a bay that is rarely square. Near listed buildings like London Underground Headquarters, less than half a mile west of the centre of Millbank, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features may need listed building consent. Clarence House, about 0.4 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly.

Millbank is about 1 mile north-west of City of Westminster, within the City of Westminster. We design and make window seats for homes in Millbank. Our Westminster coverage includes Millbank, along with the rest of the borough.

In SW1P, W1J and SW1V, the process is the same as anywhere else in London. If your home is on a street such as Eaton Lane, Wilton Road and Castle Lane, or close by, we can visit to measure up for window seats. The A4 and A202 run close to Millbank, so if your home is on a main road, mention it when you contact us. We also cover the places around Millbank: Westminster (1 mile north), Victoria (1 mile south-west), Pimlico (1 mile south), Vauxhall (1 mile south-east) and Lambeth (1 mile south-east). We also make window seats in nearby places such as Paddington Green (2 miles north-west), Paddington (2 miles north-west), Connaught Village (2 miles north-west), Lisson Grove (2 miles north-west), Westbourne (3 miles north-west) and Little Venice (3 miles north-west).

Window seats for homes in Millbank

A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. When we visit in Millbank, we’ll check the radiator and plan around it. If you’re living with a ready-made bench that doesn’t fit the bay and no comfortable place to sit in the light, that’s what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

A solid brick outside wall in an older house can be cold and sometimes damp, so a gap and ventilation behind fitted storage help avoid condensation. That matters around Millbank, where a large share of the homes are that old. Any damp is dealt with before storage goes in.

The quote comes in writing, so you can read it at your own pace and talk it over at home. It records the design, the materials and the finish we discussed.

Flats, conversions and lettings

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the design visit, and we’ll plan the fitting around them.

Questions we are often asked

Will a conservation area stop me having window seats fitted in Millbank?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

My house in Millbank is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

What happens during the design visit?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

Do I need to be in when you fit?

We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.

Do you make the seat cushion too?

No, we make the seat itself, and the cushion is something you source separately. We’ll give you the exact size so it fits well. That way, you choose the fabric and style.

Do I choose the paint colour?

You choose it. The paint colour is agreed with you before anything is painted.

What happens on fitting day

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. To begin, fill in our short enquiry form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

How to get a quote

You do not need exact measurements to get started. We measure everything properly at the design visit. To arrange it, get in touch through our contact form and tell us about the room. The written quote follows the visit.

Before and after fitting day

Painted fitted furniture is easy to look after. These habits help most:

  • Think about what you will store under the seat
  • Mention any parking rules on your street
  • Move furniture away from the window so we can measure
  • Think about matching the woodwork or the walls

Once the seat is fitted, it’s ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Keep heavy objects and sharp edges off the fresh paint.

Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Dry any water on the paint promptly.

When you need someone else

We design, make and fit the furniture. In practice, that means:

  • Fixing the window itself
  • Seat cushions, which you source separately
  • Plastering and decorating around the seat

If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. How a job runs, step by step.

Boards, parts and finishes

  • Hand-painted finish
  • Radiator grilles
  • Spray-painted finish
  • Moisture-resistant MDF
  • Birch plywood
  • Lift-up lids or drawers

What affects the cost of window seats

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Whether you choose a spray or hand-painted finish
  • Hanging rails, shelves, drawers and other fittings inside
  • Stairs, lifts and the route to the room
  • Parking near your home

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Helping us understand the room

Before the design visit, it helps us to know about:

  • Anything fixed to the wall that the furniture needs to work around
  • What kind of home it is, and which floor the room is on
  • Pictures of styles you like, if you have any
  • Rough measurements, even if they’re only to the nearest few centimetres

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit, so you can take your time with it. To arrange the visit, message us from the contact page.
