Storage in Earlsfield homes: local notes

The biggest shares of homes in the area around Earlsfield were built before 1919 (about 65%) and since 2000 (about 12%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. 4 conservation areas have at least part of their area within a mile of central Earlsfield. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. About 31% of households in the neighbourhood around Earlsfield live in terraced houses, going by Census 2021 figures from the ONS. Bay and sash windows are common in London terraces, and suit a window seat.

If you live in a period home close to St John the Divine, a bay or a sash window is a natural place for a window seat. Near listed buildings like Church of St Andrew, less than half a mile south of the centre of Earlsfield, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features. For a family home near Beatrix Potter Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

Window seats in Earlsfield

In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. Each side is measured and the seat is scribed to fit, so the seat follows the bay exactly. It is the kind of space where a ready-made bench never quite fits. Most enquiries start with wanting new furniture to sit well in an older room and wanting a quiet place to read; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

With a large share of homes around Earlsfield built before 1919, under-stairs cupboards in older terraces often house the meters or the fuse board. Those have to stay reachable, so any storage is designed around them. Sash and bay windows are common in houses of that age too, and good places for seating with storage below.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

Honest limits

We design, make and fit the furniture. That means:

  • Plumbing work on the radiator under the window
  • Painting the walls of the bay
  • Electrical work around the seat

Not sure whether your space suits window seats? You can send us a few details through our contact form and we will tell you before you arrange a visit. How a job runs, step by step.

Boards, parts and finishes

  • Lift-up lids or drawers
  • Moisture-resistant MDF
  • Hand-painted finish
  • Birch plywood
  • Spray-painted finish
  • Radiator grilles

Bespoke or off-the-shelf?

Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

Before and after fitting day

The finish lasts best with a little care. Here are our suggestions:

  • Consider how often you will reach for what’s stored
  • Make room so the whole bay can be measured
  • Let us know about the radiator before we visit
  • Bring paint colours you like to the design visit

A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge of the seat is touched most, so give it a wipe now and then.

Check now and then that hinges and handles are tight. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, get in touch through our contact form and describe what’s happening.

What happens on fitting day

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

  1. First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
  2. At the design visit, every side of the window is measured. Then we discuss the seat height and storage.
  3. We agree the seat, the storage and the finish, and send a quote in writing.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish.
  5. The seat is fitted, scribed to the walls and checked with you.

Before fitting day

  • Have your electrician move any sockets or switches beforehand
  • Tell us about any meters, fuse boards or boilers in the area
  • Check the building’s rules for trades and lift bookings

Ask for a quote

To make a start, message us from the contact page and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

Materials and finishes

Lift-up lids

A lid that lifts is the simplest form of window seat storage. You will need to move any cushion to open it, so it suits things you reach for now and then.

Doors and drawer fronts

Where there is a radiator, part of the front is a grille. It is painted to match the other fronts. The rest of the front can be drawers, doors or plain panels.

FAQs: window seats in Earlsfield

Is parking a problem for fitting in Earlsfield?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the measuring visit.

Does a conservation area in or near Earlsfield affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.

What finishes do you offer?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.

Can the fitting be on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us.

Do I get to choose the colour?

You choose it. The paint colour is agreed with you before anything is painted.
