Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We cannot advise on your lease, so check it yourself or ask your managing agent.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route during the design visit.

How we make loft storage for Hyde Park Estate

A sloping ceiling leaves little room for a standard wardrobe. We shape wardrobes to the slope, putting hanging space at the tall end and shelves or drawers where it’s low. It uses the full height of the room. The design visit in Hyde Park Estate is where we work it out. We make eaves cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about low eaves that nobody can use and furniture that can’t get up to the loft.

Most households around Hyde Park Estate live in purpose-built flats, so storage has to be found in the hallway, the recesses and any bay. Each piece is built in sections sized for the route into the flat. Boilers and fuse boards in a hall cupboard keep the access and ventilation they need.

A written quote follows the design visit. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

What it costs

When we put a quote together, we consider:

  • The finish: spray painted or hand painted
  • The width and height of the space
  • Parking and unloading on your street
  • Doors and drawers, and how many

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside during the design visit, then set it out in the quote.

What to send when you contact us

Getting a few details early makes the visit more useful. If you can, send:

  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Pictures of styles you like, if you have any
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Pictures of the whole wall or room, including the floor and ceiling

We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. There’s no price list: each design is priced in writing after we’ve seen the space. To arrange a visit, drop us a line using the contact form.

Hyde Park Estate homes and loft storage

About 42% of the homes in the area around Hyde Park Estate went up before 1919, and about 18% since 2000, in the VOA’s 2025 council tax stock figures. We take that into account at the design visit, since older and newer walls take different fixings. Within a mile of the centre of Hyde Park Estate, 18 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned in advance, especially for larger pieces.

If your home is as old as some of the listed buildings nearby, such as Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near London Paddington station? Then eaves cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. The wider area includes historic houses such as Handel Hendrix House, about 1 mile east. For a period home anywhere nearby, the low eaves and slopes of a converted loft are worth using.

Your questions about loft storage in Hyde Park Estate

My home in Hyde Park Estate is a flat. How do you get the furniture in?

At the design visit, we measure the way in not just the room. Eaves cupboards are made at our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

Can you fit furniture in a home close to London Paddington station?

Yes. We cover all of Westminster and the rest of London. To get started, you can message us from the contact page with some details about the room.

Can you convert my loft as well?

No. Our work is storage in loft rooms that are already converted, or in boarded lofts. A conversion is building work, and Building Regulations apply. When the room is finished, we can plan the storage.

How is loft storage priced?

Every piece is quoted for your room after the design visit. It depends on how much storage you want, the shape of the room and the finish. For a quote, drop us a line using the contact form to arrange a design visit.

Do I get to choose the colour?

The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you have chosen.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

How fitting day works

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. The time the fitting takes depends on how much storage you want in the loft, and we confirm the fitting days in your quote. Some buildings have a concierge, a lift booking system or set working hours, so it is worth checking with the managing agent beforehand. Floors in the flat and the common parts are protected while the furniture comes in.

  1. You get in touch and tell us about the loft and the stairs up to it.
  2. We visit to measure the loft and the way up, including the top flight and any tight turn.
  3. A quote in writing follows, covering the design, materials and finish.
  4. Everything is made in our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
  5. The sections go up the stairs, are assembled under the eaves and set level.

Before fitting day

  • Make sure pets are kept safely away
  • Arrange any electrical changes with your electrician in advance
  • Take down pictures, mirrors and shelves from the wall

When is bespoke worth it?

Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

It’s worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Why bespoke in Hyde Park Estate?

Off-the-shelf pieces come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it sits with the rest of the room. Standard furniture sizes rarely suit the shape of a flat, so it can waste space or block a door or radiator. Built-in pieces are designed around them.

We don’t publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To arrange a design visit, get in touch through our contact form.
