What happens on fitting day

The last stage of the day is the finish. With a spray finish from the workshop, there is usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. With little room to spare in a flat, pieces come in as they’re needed. Floors are covered and dust is kept down. Fixings are chosen for each wall, solid or plasterboard.

  1. You contact us with a few details about the bay or recess.
  2. We visit to measure the angles of the bay and the floor, and discuss the design.
  3. A quote in writing follows, setting out the design, materials and finish.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.

Before fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Point out meters, boilers and fuse boards near the furniture
  • Let us know if your street is in a controlled parking zone

Window seats in Agar Town: what you get

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it’s strong and holds screws firmly, and MDF gives the fronts and panels a smooth surface for paint. It is then spray-painted or hand-painted and fitted in your home in Agar Town. Typical reasons to get in touch are nowhere to keep blankets, toys or books and an empty bay that doesn’t get used, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

One flat can have concrete, block and plasterboard walls side by side. Since most households around Agar Town live in purpose-built flats, each wall is checked before fixings are chosen. On a stud wall, heavier pieces stand on the floor and are tied back.

A quote in writing is the clearest record of what we have agreed. It sets out the window seat designed for your room, its materials and its finish, and the workshop works from it.

How we price window seats

There is no set price, because there’s no set room. What affects it comes down to:

  • The internal fittings
  • Doors and drawers, and how many
  • How easy it is to get the furniture into the room
  • How big the furniture is

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. Let us know about parking at the design visit.

What we need to know

To help us picture the room, please include:

  • Whether it is a house or a flat, and if there are stairs or a lift
  • What you’d like to store or use the space for
  • Your postcode and the borough
  • Radiators, sockets, pipes or meters on or near the wall

Getting a quote starts with a few details: the room, rough sizes and some photos if you have them. When you are ready, send us a few details through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Flat-pack or bespoke?

Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.

Window seats in Agar Town: local notes

About 36% of the homes in the area around Agar Town went up before 1919, and about 24% since 2000, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List has 104 entries within half a mile of the centre of Agar Town. Original fireplaces, shutters and panelling are worth keeping where they survive, and window seats can be designed to work around them. Streets close to central London are often narrow and busy, with loading bays in short supply, so carrying the sections from the van to the door takes planning, particularly for larger pieces.

If you live in a period home close to All Saints, a bay or a sash window is a natural place for a window seat. The wider area includes historic houses such as Winfield House, about 1.5 miles west. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. Close to Lewis Cubitt Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Agar Town is about 1 mile south-east of St Pancras, part of the London Borough of Camden. We cover Agar Town as part of our work across Camden, and the process is the same everywhere we work. Our work takes in places right across Camden.

Looking after your furniture

People planning window seats often ask about these. They help before and after fitting:

  • Let us know about parking near your home
  • Decide on cushion thickness before the design visit
  • Note whether your window has working shutters
  • Think about matching the woodwork or the walls

In winter, windows can run with condensation, so keep the area behind the seat dry. A little ventilation helps keep things dry. If anything isn’t right with the seat, tell us about the room on our contact form and we will talk it through.

Keep the radiator grille clear so the heat can reach the room. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

Honest limits

It’s worth being clear about where our work stops:

  • Plastering and decorating around the seat
  • Repairs to sash windows, cills or shutters
  • Electrical work around the seat

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

What it’s made from

  • Hand-painted finish
  • Spray-painted finish
  • Lift-up lids or drawers
  • Moisture-resistant MDF
  • Radiator grilles
  • Birch plywood

Your questions about window seats in Agar Town

I live in a flat in Agar Town. How will the furniture get up the stairs?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.

I live near Camden Road station. Is that in your area?

Yes, homes across Camden and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit, and tell us about parking and access at the same time.

My walls aren’t straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture. If there is damp, it should be sorted before anything is fitted.

Do I choose the paint colour?

The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you’ve chosen.

Can you come on a Saturday?

Yes, Saturdays are possible by arrangement. Let us know when you first get in touch.
