Window seats in Mill Meads

We make the seat itself, and you can source a cushion to the size we give you. That leaves the choice of fabric and style to you. We plan the depth and height so the seat is comfortable with a cushion on it. Most enquiries start with standard furniture leaving gaps in a bay and an empty bay that doesn’t get used, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Many homes around Mill Meads were built since 2000, and across London a lot of homes from those years are flats with compact layouts. Where a boiler or cylinder sits in a cupboard, the design keeps the clearances its maker sets out. Cupboards can be shallow where space is tight.

Our quotes are written in plain words, without jargon. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

Do you need window seats in Mill Meads?

The radiator beneath a window can make it tricky to put furniture there. A seat with a grille in the front keeps the radiator working and the window usable. It’s a neat answer to a common problem.

If you recognise any of these, it’s worth talking to us:

  • Standard furniture leaving gaps in a bay
  • A bay window that’s hard to furnish
  • A sash window with space beneath it going to waste
  • A period room that needs furniture to suit it

If you live near Bob's Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

What to check before you book

  • How they deal with uneven walls and floors
  • Whether the route into your home has been checked
  • Whether the finish is set out in the quote
  • Real projects you can actually look at

Window seats for homes in Mill Meads

About 56% of the homes in the streets around Mill Meads went up since 2000, and about 17% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. There are 47 entries on the National Heritage List within half a mile of the centre of Mill Meads. Original fireplaces, shutters and panelling are worth keeping where they survive, and window seats can be designed to work around them. Purpose-built flats are more common around Mill Meads than across Newham: about 84% of households, against about 44%, according to Census 2021. That puts the stairs, lifts and doors on the route in at the centre of the plan.

For an older house near St Mary's Church, a seat under a sash window can keep shutters and cills clear. For families living near East London Science School, a place for each person’s coat and shoes stops the hallway filling up.

What window seats cannot fix

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • Seat cushions, which you source separately
  • New sockets or lights near the window, which are for your electrician
  • Repairs to sash windows, cills or shutters

Not sure whether your space suits window seats? You can send us a few details through our contact form and we will tell you before you arrange a visit. How a job runs, step by step.

What goes into it

  • Radiator grilles
  • Lift-up lids or drawers
  • Moisture-resistant MDF
  • Spray-painted finish
  • Birch plywood
  • Hand-painted finish

Fitting day, step by step

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made in our workshop, one at a time. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Stud walls can carry pipes and cables, so we check before drilling, and heavy pieces are fixed into the studs or stand on the floor. Other trades handle any new sockets or plumbing, ideally before fitting day.

  1. You get in touch and let us know about the window, and whether a radiator sits beneath it.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
  3. A written quote follows, covering the seat and the grille.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Before we arrive

  • Take down pictures, mirrors and shelves from the wall
  • Clear the area where the furniture is going
  • Let us know if your street is in a controlled parking zone

Arranging a design visit

If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

What it is made from

Moisture-resistant MDF

We use moisture-resistant MDF because it is stable and gives a smooth surface for paint. It suits the fronts, panels and grilles of a window seat. The moisture-resistant grade is a sensible choice next to a window.

Hand-painted finish

A hand-painted finish can be done in your home after fitting. It is easy to touch up if it gets marked. It suits a seat that sees daily use.

Questions from Mill Meads

I live in a flat in Mill Meads. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Is parking a problem for fitting in Mill Meads?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so we can plan the day around it.

Can you build a seat beneath sash windows?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. We do not repair sashes or cills.

Do you work on Saturdays?

Yes, by prior arrangement. Let us know when you get in touch if a Saturday suits you best.

What does a bespoke window seat cost?

We quote each job for the room it’s going into, after the design visit. The size of the window, the storage and the finish all shape the price. To get a quote, send us a few details through our contact form and we’ll arrange a design visit.

How long is the fitting for a window seat?

How long fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Because everything is built in our workshop, the work in your home is the fitting itself. We keep the room as tidy as we can while we work.

DIY, flat-pack or bespoke

It’s worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.
