  • A child’s room that needs storage and seating
  • A radiator under the window getting in the way

Window seats in Three Mills

Before and after fitting day

People planning window seats often ask about these. They help whatever the room:

  • Decide on cushion thickness before the design visit
  • Make sure any shutters still open fully
  • Note the position of any radiator and its pipes
  • Clear the bay or window area before the design visit

When we’ve finished fitting, the seat and its storage are ready. Paint needs time to cure fully, so treat the new finish gently at first. Avoid placing heavy objects on the painted surfaces while it hardens.

Do not block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

About our window seats in Three Mills

A window seat turns the light by a window into a place to sit. We design and make window seats for bays, sash windows and recesses, normally with storage below, under a lift-up lid or in drawers. In Three Mills, as everywhere we work, it begins with a visit to measure and plan. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about a radiator that makes the space hard to use and no comfortable place to sit in the light.

Floors in newer homes are often finished and easy to mark, so we cover them while we work. Around Three Mills, many homes date from 2000 onwards, and stud walls there take fixings chosen for the board. The storage can sit on its own plinth or be scribed over the skirting.

The furniture is built in our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

What affects the cost of window seats

To work out the quote, we look at:

  • Doors and drawers, and how many
  • Spray painting or hand painting
  • Stairs, lifts and the route to the room
  • Parking and unloading on your street

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. Every piece is quoted for your room after the design visit.

Before the design visit

Getting some details early makes the visit more useful. Where you can, include:

  • Any ideas or images you’ve saved
  • What kind of home it is, and which floor the room is on
  • Pictures showing the full wall, from floor to ceiling
  • Your postcode and the borough

Three Mills homes and window seats

In the area around Three Mills, the largest groups of homes date from the years since 2000 (about 56%) and between 1945 and 1972 (about 17%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account during the design visit, since older and newer walls take different fixings. Within a mile of the centre of Three Mills, 10 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Purpose-built flats are more common around Three Mills than across Newham: about 84% of households, against about 44%, in the ONS Census 2021 figures. So the route in, from stairs to lifts, is part of the design.

If you live in a period home close to St Mary's Church, a bay or a sash window is a natural place for a window seat. Sutton House, about 2.4 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, a bay or a sash window is a natural place for a window seat. If your home is as old as some of the listed buildings nearby, such as Tide Mill (known As the House Mill), original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Three Mills is about 1 mile east of Plaistow, in the London Borough of Newham. Wherever you are in Three Mills, the process is the same: a design visit, a quote in writing, furniture made in our workshop and fitting in your home. Across Newham, we cover Three Mills and the places around it.

In E3, E15 and E14, the process is the same as anywhere else in London. Our area takes in homes on streets such as Gay Road, Bruce Road and Edgar Road, for window seats and any of our other fitted furniture. We also cover the places around Three Mills: Mill Meads (1 mile north), Bromley (1 mile south-west), Old Ford (1 mile north-west), Bow (1 mile west) and Bow Common (1 mile south-west). We also make window seats in nearby places such as Canning Town (2 miles south-east), Forest Gate (2 miles north-east), East Ham (3 miles east), Upton Park (2 miles east), Upton (2 miles north-east) and Plashet (3 miles north-east).

Your questions about window seats in Three Mills

Can you make window seats for a home in Three Mills?

Yes, we work across Newham, Three Mills included, and across the rest of London. You can tell us about the room on our contact form to arrange a design visit.

I live in a flat in Three Mills. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Is an outside wall a problem for fitted furniture?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.

Do you move sockets or add lighting?

No. Electrical work isn’t something we do; it’s a job for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

Do I need to be at home on fitting day?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Can I send pictures ahead of the visit?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, fill in our short enquiry form.

Flats, leases and landlords

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so the furniture can be made in sections that fit through without a struggle.

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route at the measuring visit.

When you need someone else

It helps to know what’s outside our work before you plan:

  • Work on the window frame or glass
  • Plastering and decorating around the seat
  • Moving or replacing a radiator, which is for your plumber

If you are not sure what’s possible in your room, you can use our contact form and we will give you a straight answer. How a job runs, step by step.

How fitting works for window seats

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, a piece at a time. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so check them with the managing agent before fitting day. Window seats are made in sections sized for the lift and doors.

  1. First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
  2. We measure the window, the cill and any radiator or shutters. Then we talk through the seat height and storage.
  3. We agree the seat, the storage and the finish, and send a written quote.
  4. The seat is made in our workshop and painted in your colour.
  5. We fit it in your home and check every lid and drawer with you.

How to prepare

  • Move anything in the hall or on the stairs out of the way
  • Let us know if your street is in a controlled parking zone
  • Point out meters, boilers and fuse boards near the furniture

How to get a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A quote in writing follows the visit for you to look over. To book one, fill in our short enquiry form.
