Fitted home offices in Mill Meads

Planning the cables early is what keeps a home office tidy. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Mill Meads. Most enquiries start with no way to put work away and a desk buried under papers, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Shelving over a desk on a plasterboard wall needs fixings into the studs or made for the board. With many homes around Mill Meads built since 2000, we find the studs and check the wall before designing. Tall cupboards stand on the floor and are tied back.

You get the quote in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Is bespoke worth it?

Ready-made desks rarely plan for cables. With a bespoke desk, cable routes are part of the design. That keeps the desk and the floor tidy. Large off-the-shelf pieces can make a small room feel smaller, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Tell us about parking at the measuring visit.

Flats, leases and landlords

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.

Fitting day, step by step

Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. In a newer development, the lift, the concierge and set working hours may all need checking, so check them with the managing agent before fitting day. Home offices are made in sections sized for the lift and doors.

  1. You get in touch and let us know how you work and where you’d like the office.
  2. We visit to measure the room and go through the desk, shelving and storage. New sockets are for your electrician, so it’s useful to think about them early.
  3. We send a written quote setting out the design, materials and finish.
  4. Your office furniture is built in our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
  5. We fit it in your home, scribed to the walls and set level, with cable routes left clear.

Before fitting day

  • Arrange any electrical changes with your electrician beforehand
  • Check the building’s rules for trades and lift bookings
  • Take down pictures, mirrors and shelves from the wall

Built-in desks and shelving in Mill Meads

In the area around Mill Meads, the largest groups of homes date from the years since 2000 (about 56%) and between 1945 and 1972 (about 17%), according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Mill Meads is partly covered by the Three Mills Conservation Area, according to Historic England’s records. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. If in doubt, the council’s planning team can confirm. About 56% of homes in the streets around Mill Meads were built since 2000, in the VOA’s 2025 council tax stock figures. Newer homes often have a compact second bedroom that doubles as an office, so a desk that closes away helps.

Near listed buildings like Tide Mill (known As the House Mill), under half a mile north-west of the centre of Mill Meads, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. The wider area includes historic houses like Sutton House, about 2.4 miles north-west. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window. If you live near Bob's Park, a desk facing a window makes the most of the daylight.

Your questions about fitted home offices in Mill Meads

Does a conservation area in or near Mill Meads affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

Will parking be an issue for fitting furniture in Mill Meads?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, and we’ll plan around it.

Can I send pictures ahead of the visit?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough measurements. To send them, tell us about the room on our contact form.

Do you make the furniture yourselves?

Each piece is made in our workshop for the room it is going into, then brought to your home and fitted. We use moisture-resistant MDF and birch plywood.

Do you wire in sockets for the home office?

We don’t do electrical work, so sockets are for your electrician. The desk is planned with routes for cables and space for any sockets. We can agree where sockets should go when we visit.

What does a built-in desk cost?

We quote each job for the room it’s going into, after the design visit. It depends on how much furniture you want, the layout and the finish. For a quote, drop us a line using the contact form to arrange a design visit.

Birch plywood

A home office shelf often carries heavy books and folders. Birch plywood suits them, as it’s strong and stiff. Where the span is long, we add thickness or support.

Shelves

Shelving over the desk keeps reference books close. Lower, deeper shelves suit files and a printer. The design visit is where depths are agreed.
