Window seats in Pollards Hill, Croydon

We make window seats for homes in Pollards Hill, designed around the room you have. Your window seat is designed at a visit to your home and built in our workshop.

  • A room with shutters and sashes that deserves a proper seat
  • A ready-made bench that doesn’t fit the bay
  • A radiator under the window getting in the way

Window seats in Pollards Hill

Bespoke or off-the-shelf?

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

About our window seats in Pollards Hill

A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator at the design visit in Pollards Hill. People typically come to us about a nursery or bedroom short of storage and standard furniture leaving gaps in a bay, and the answer is made at our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Walls in houses from between the wars are typically straighter than in older ones, but seldom perfect. Around Pollards Hill, interwar houses, semis and detached homes make up a big part of the housing, and every piece is still scribed where it meets the wall. Each piece is levelled on site, so doors, lids and drawers line up.

We write quotes in plain English. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

Fitting day, step by step

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.

  1. To begin, tell us about the room on our contact form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Before fitting day

  • Tell us about any meters, fuse boards or boilers in the area
  • Make sure pets are kept safely away
  • Empty the space we will be working in

Advice

Window seats for homes in Pollards Hill

About 43% of the homes in the neighbourhood around Pollards Hill went up before 1919, and about 34% between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. 5 conservation areas have at least part of their area within a mile of the centre of Pollards Hill. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Terraced houses are home to about 31% of households in the area around Pollards Hill, the 2021 Census shows. Many London terraces have a bay or sash windows, good places for a seat with storage.

The wider area includes historic houses like Kingswood House, about 1.9 miles north-east. For a period home anywhere nearby, a bay or a sash window is a natural place for a window seat. If you live near Grangewood Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your home is as old as some of the listed buildings nearby, such as Norbury Hall, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Pollards Hill is part of the London Borough of Croydon, about 1 mile south of Thornton Heath. We work across all London boroughs and the City of London, and Pollards Hill is part of that. Across Croydon, we cover Pollards Hill, along with the rest of the borough.

Looking after your furniture

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Make room so the whole bay can be measured
  • Check the shutters so the seat can leave room for them
  • Note the position of any radiator and its pipes
  • Let us know about parking at the measuring visit

A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.

Use a step rather than standing on the seat. The seat is made for sitting, and standing puts weight in one spot. A little care keeps it looking good.

What affects the price in Pollards Hill

What it costs comes down to the materials and the time involved. That depends on:

  • Access to the room, such as stairs, lifts and narrow halls
  • The number of doors and drawers
  • Tricky walls, sloping ceilings and uneven floors
  • The finish: spray painted or hand painted

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, written once we have measured up.

Getting in touch

There’s no need for exact sizes or plans. It is enough to send:

  • A few pictures of the space, taken from the doorway and from each corner
  • Anything fixed to the wall that the furniture needs to work around
  • Rough sizes: width, height and depth
  • What you’d like to store or use the space for

If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, drop us a line using the contact form.

Common questions about window seats

Can you fit furniture in a home close to Norbury station?

Yes, homes across Croydon and the rest of London are within the area we cover. To get started, you can tell us about the room on our contact form with a few details about the room.

Can parking be tricky on fitting day in Pollards Hill?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the design visit.

Can you fit a window seat under a sash window?

Yes. We set the seat below the cill, so the sash still works. Where there are shutters, the seat is planned so they still open fully. We check all of this at the design visit.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you fill in our short enquiry form.

Do you work on Saturdays?

Yes, by arrangement. Let us know when you get in touch if a Saturday suits you best.

Which is better under a window seat, a lid or drawers?

It depends on what you’ll store and how often you will reach for it. A lift-up lid opens the full depth, which suits bulky things you don’t need every day, while drawers are easier with a cushion on top.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, which we check at the design visit.
