Chalk Farm Window Seats

For homes in Chalk Farm, we make window seats from moisture-resistant MDF and birch plywood. Each piece is finished by spray or by hand, in the colour you choose.

  • Off-the-shelf pieces that never quite fit the window
  • Needing more storage in the room
  • A radiator under the window getting in the way

Window seats in Chalk Farm: what you get

Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. Drawers can be easier than a lid for children to use. Whatever the room, the process for a home in Chalk Farm is the same. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are a radiator that makes the space hard to use and nowhere to keep blankets, toys or books.

In a block, the lift, the corridors and the door to the flat set the size of each section. Most households around Chalk Farm live in purpose-built flats, so window seats are drawn in sections from the start. Common parts are protected while the pieces come in.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

How fitting day works

You will not need to do much on the day. We need someone to let us in at the start, and it is useful to have the room cleared beforehand, as we will have talked about during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Noise from drilling travels in a block, so neighbours may appreciate a note, and many buildings limit noisy work to certain hours. Fitting day is planned around any rules your building has. Saturday work is by prior arrangement where the building permits it.

  1. You get in touch with some details about the window.
  2. We visit to measure and talk about how you will use the seat. Shutters and cills are noted too.
  3. A written quote follows, with the fitting days agreed.
  4. We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
  5. The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.

Starting with a design visit

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, message us from the contact page.

Do you need window seats in Chalk Farm?

After a room has been redecorated, a window seat can finish it off. It is worth talking to us before decorating, so the work can be timed sensibly. We make and fit the seat, and your decorator handles the walls.

If you recognise any of these, it’s worth talking to us:

  • A sash window with space beneath it going to waste
  • A ready-made bench that doesn’t fit the bay
  • Nowhere to keep blankets, toys or books
  • A nursery or bedroom short of storage

Close to Primrose Hill? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Questions to ask before you hire anyone

  • Can you see real work of theirs?
  • Do they scribe the furniture to the walls?
  • Will they visit to measure before quoting?
  • Will the quote be in writing?

Choosing a carpenter in London: a checklist

Flats, blocks and rented homes

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We cannot give advice on leases.

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.

Questions from Chalk Farm

Do you make window seats for homes in Chalk Farm?

Yes. We cover all of Camden and the rest of London, and Chalk Farm is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Do you move sockets or add lighting?

No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

How is a window seat priced?

Because every job is different, the cost is set out in a written quote after the visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a quote in writing.

Can you build a window seat over a radiator?

Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.

Do pictures help?

Yes. They give us a feel for the space before we visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.

Storage in Chalk Farm homes: local notes

The biggest shares of homes in the streets around Chalk Farm were built before 1919 (about 41%) and between 1945 and 1972 (about 24%), going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Regent's Canal Conservation Area is close by, within about a quarter of a mile of the centre of Chalk Farm. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. All of London, Camden included, is inside the ULEZ. It applies to every van that comes to fit furniture in Chalk Farm. Parking and access are planned during the design visit.

Near listed buildings like Chimps Breeding Colony the Gorilla House, about 0.5 miles south of the centre of Chalk Farm, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a period home close to St Silas Church, window seats can be scribed to follow a bay that’s rarely square.

Bespoke or off-the-shelf?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.

Bespoke or off-the-shelf?

For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. We are happy to give an honest view at the measuring visit. Standalone furniture takes up floor without using the height of the room. Fitted furniture can go to the ceiling and fill a recess exactly.

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
