South Kenton Window Seats
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make window seats for homes in South Kenton, each designed at a visit to your home.
- A period room that needs furniture to suit it
- Wanting a seat without blocking the radiator
- Unused space below a sash window

Window seats in South Kenton: what you get
A well-made window seat gives you a place to sit in the best light in the room. We design and make window seats for bays, sash windows and recesses, normally with storage below, under a lift-up lid or in drawers. In South Kenton, as everywhere we work, it begins with a visit to measure and plan. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are toys spread across a bedroom floor and wanting a quiet place to read.
A good part of the housing around South Kenton is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse board under the stairs stay accessible, and the storage is planned around them.
The furniture is made at our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Before and after fitting day
Painted fitted furniture is easy to look after with a little care. These habits help most:
- Think about the cushion you’d like and who will make it
- Note whether your window has working shutters
- Think about matching the woodwork or the walls
- Mention any parking rules on your street
Wiping the seat with a soft, damp cloth is usually all it needs. Avoid scourers and harsh cleaners. The front edge picks up marks first.
Use a step rather than standing on the seat. Standing on it can mark the paint and strain the lid. A little care keeps it looking good.
Flats, conversions and leaseholders
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, and we’ll plan the fitting around them.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we have measured the way in.
Do you need window seats in South Kenton?
Most people simply want to use the window. Bays are hard to furnish, and a built-in seat makes good use of them. It becomes a place to sit, read or look out.
If you recognise any of these, it is worth talking to us:
- Wanting a quiet place to read
- A nursery or bedroom short of storage
- No space for toys and games
- Wanting new furniture to sit well in an older room
If you live near Preston Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.
Questions to ask before you hire anyone
- How parking will work on your street
- Which parts of the job need an electrician or a plumber
- Whether they can show you real projects they’ve done
- Which materials they’ll use, named in the quote
Window seats for homes in South Kenton
Homes built between 1919 and 1939 make up about 67% of the housing in the neighbourhood around South Kenton, with about 13% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of South Kenton include Windermere Public House (Grade II), under half a mile south. If your own home is listed, changes inside that alter its character, such as fixing into or removing original joinery, may need listed building consent. Ask the council’s conservation officer before anything is fixed. Each London borough runs its own parking controls, and Brent is no exception. If your street in South Kenton is in a controlled parking zone, a visitor permit, a paid bay or a parking bay suspension through the council may be needed. It is useful to let us know about parking at the design visit.
If your home is one of the older houses near Church of the Annunciation, a radiator under the window just needs a grille in the seat front. The wider area includes historic houses such as Headstone Manor, about 2.6 miles north-west. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.
South Kenton is part of the London Borough of Brent, about 5 miles south-east of Kilburn. Whether your home in South Kenton is a terraced house, a flat or a newer build, we measure the room as it is and design around it. In Brent, South Kenton is one of the places we cover.

Questions we’re often asked
Will parking be an issue for fitting furniture in South Kenton?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the design visit.
Do you make window seats for homes in South Kenton?
Yes, we work across Brent, South Kenton included, and across the rest of London. To get started, you can drop us a line using the contact form with some details.
Can you fit furniture on an external wall?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.
Can you fit furniture to uneven walls?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Can the fitting be on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
Can you build a window seat over a radiator?
Yes. We build a grille or an open front into the seat so the heat is not trapped. We also leave space around the radiator. Moving the radiator is for your plumber, if you’d prefer it elsewhere.
Pricing window seats in South Kenton
When we put a quote together, we consider:
- The overall size of the piece
- Access to the room, such as stairs, lifts and narrow halls
- Spray painting or hand painting
- Where a van can park, like a permit bay or a bay suspension
We quote each job for the room it’s going into, after the design visit. Bigger pieces use more board and take longer to make and fit. Doors, drawers, internal fittings and the finish make up most of the rest.
Before the design visit
To give us a picture of the room, it is useful to include:
- Examples of the look you’re after
- The type of home and how the room is reached
- How you want to use the space
- Where you live, with the postcode
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. There’s no price list: each design is priced in writing after we’ve seen the space. To book a design visit, send us a few details through our contact form.
Fitting day, step by step
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, a piece at a time. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. It is useful to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- It starts when you get in touch about a window seat.
- We visit to measure and talk about how you’ll use the seat. Shutters and cills are noted too.
- Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
- We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
- The seat is fitted and set level, ready for a cushion.
Preparing the room
- Clear the hallway and stairs so the sections can come through
- Clear the area where the furniture is going
- Clear the walls of pictures and shelves
