FAQs: bespoke kitchens in Aldwych

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you fit furniture in a home close to London Charing Cross station?

Yes, homes across Westminster and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit.

What finishes do you offer?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Will a bespoke kitchen suit my uneven floor?

Yes, that’s part of the job. Few walls in a period house are straight, so every cabinet is scribed and levelled.

Can you come on a Saturday?

Yes, Saturdays are possible by arrangement. Let us know when you first get in touch, and we will see what we can do.

Is there room for an island in my kitchen?

Yes, where there is space. We measure at the measuring visit to check there is room to walk round it and open doors. If it would crowd the kitchen, we’ll say so.

Bespoke kitchens in Aldwych: what you get

Older London homes are rarely simple places to fit a kitchen. Few walls are flat, and floors often fall away from the walls, which shows up quickly along a run of cabinets. Each cabinet is trimmed to the wall and levelled on a plinth or adjustable feet, so the worktop you choose can sit level. Most enquiries start with a painted dresser for the kitchen and cabinets that suit lean and sloping walls; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

A large share of the homes around Aldwych were built before 1919, and in a Victorian or Edwardian terrace, the kitchen is often in the narrow rear part of the house, or in a side return that has since been extended. Walls and floors in older houses are rarely true, so cabinets are scribed and levelled on site. You choose the worktop, sink and appliances, and the cabinets are made around them.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

DIY, flat-pack or bespoke

Cost matters, and it’s fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

What we don’t do

Before you plan the job, it helps to know what we do not do:

  • Building work, like removing walls
  • Any work on the gas supply
  • Making good walls and ceilings

If in doubt, you can get in touch through our contact form and describe the room. Our process from visit to fitting.

Materials and parts

  • Islands where space allows
  • Larders and dressers
  • Moisture-resistant MDF
  • Birch plywood
  • Spray-painted finish
  • Hand-painted finish

Flats, leases and landlords

Landlords furnishing a let use fitted furniture too, often to make the most of a small or awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of.

From workshop to your room

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.

  1. You contact us about a bespoke kitchen.
  2. We visit to measure and go through the layout and the finish, spray-painted or hand-painted.
  3. Your written quote sets out the design, the materials and the finish.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood, and a spray finish is applied there for a smooth, even surface.
  5. The kitchen is fitted and scribed to the walls, with any hand painting done in the room.
  6. Treat new paint gently while it cures; the plumbing, gas and electrics are done by your own plumber, a Gas Safe registered engineer and your electrician.

Getting ready for fitting day

  • Clear the hallway and stairs so the sections can come through
  • Let us know where the boiler and meters are
  • Mention any parking restrictions on your street

Getting a quote

We quote once we have seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. Every piece is quoted for your room after the design visit. To book a design visit, send us a few details through our contact form.

How we price bespoke kitchens

The price reflects the time and materials the job needs. That depends on:

  • The overall size of the piece
  • Parking near your home
  • The internal fittings
  • Awkward walls, sloping ceilings and uneven floors

Prices are quoted for your room, once we’ve measured and talked through the design. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

What we need to know

What helps most when you first contact us:

  • Where you live, with the postcode
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Pictures showing the full wall, from floor to ceiling
  • The type of home and how the room is reached

To make a start, use our contact form and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and go through the design, and send you a written quote afterwards.

Bespoke kitchens for homes in Aldwych

The biggest shares of homes in the streets around Aldwych were built before 1919 (about 48%) and since 2000 (about 22%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 725 entries within half a mile of the centre of Aldwych. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. About 48% of homes in the neighbourhood around Aldwych were built before 1919, according to Valuation Office Agency council tax figures (2025). Kitchens in houses of that age often sit in a narrow back addition, with walls and floors that are not true, so each cabinet is levelled and scribed on site.

For families living near St Clement Danes CofE Primary School, a tall cupboard by the door can take school bags and coats as part of the kitchen. If you live near Lincoln's Inn Fields, a cupboard by the back door for boots and coats can be built in with the kitchen. Near listed buildings like Church of St Mary Le Strand, less than half a mile south-east of the centre of Aldwych, older homes may keep original joinery that kitchens can be designed around. For a listed home, fixing into original features can require listed building consent.
