Flats, blocks and rented homes
If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the measuring visit.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, and we will plan the fitting around them.
Bespoke kitchens in Clare Market
Islands work well in kitchens with room to walk around them. We check there’s comfortable space on every side, because a cramped island makes a kitchen harder to work in. If the room is narrow, we will suggest other layouts. Typical reasons to get in touch are tall larder storage and open shelves with cupboards below, and the answer is made in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Wall cabinets need firm fixings, and older internal walls can be lath and plaster rather than brick. Since a large share of homes around Clare Market are that old, we check each wall before wall cabinets are planned. If a wall can’t take wall cabinets, tall larders or a dresser standing on the floor can do the job.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

Common questions about bespoke kitchens
Can you make bespoke kitchens for a home in Clare Market?
Yes. Clare Market is one of the places we work, along with the rest of Westminster and London. You can message us from the contact page to arrange a design visit.
Does a conservation area in or near Clare Market affect fitted furniture?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.
What finishes do you offer?
You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Do I choose the paint colour?
The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.
How much time does fitting need?
The time the fitting takes depends on the size of the kitchen and the design, and your quote sets out the fitting days.
Can you come on a Saturday?
Yes, by prior arrangement. Let us know when you contact us if a Saturday suits you best.
What we do not do
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:
- Connecting sinks, taps and dishwashers
- Making good walls and ceilings
- Any work on the gas supply
If in doubt, you can message us from the contact page and describe the room. How a job runs, step by step.

What else we make in Clare Market
Kitchens in Clare Market homes
About 48% of the homes in the neighbourhood around Clare Market went up before 1919, and about 22% since 2000, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Clare Market is in the Strand Conservation Area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. About 48% of homes in the streets around Clare Market were built before 1919, according to Valuation Office Agency council tax figures (2025). Older houses often have narrow kitchens at the back, with floors that slope, so cabinets are scribed and levelled on site.
The wider area includes historic houses such as Dr Johnson's House, about 0.4 miles east. If your own home is a period one, tall ceilings can take larder cupboards right up to the top. If your home is one of the older houses near Enon Chapel, cabinets will be scribed to walls and floors that are rarely true. If you live near Lincoln's Inn Fields, a cupboard by the back door for boots and coats can be built in with the kitchen.
Clare Market is about 2 miles west of City of Westminster, in the City of Westminster. Our work covers every London borough and the City of London, Clare Market included. Our Westminster coverage includes Clare Market, along with the rest of the borough.
In WC2H, W1D and WC2B, the process is the same as anywhere else in London. Streets in the area include Drury Lane, New Square and Old Square, and homes on each of them are within our area for bespoke kitchens. Clare Market sits close to the A4 and A301. If your home is on one of them, tell us at the design visit, as some main roads have strict stopping rules. Close by, we also work in Aldwych (1 mile south), Temple Bar (1 mile east), Covent Garden (1 mile south-west), Temple (1 mile south-east) and Seven Dials (1 mile west). Elsewhere in Westminster, we also cover City of Westminster (2 miles west), Victoria (2 miles south-west), Paddington Green (3 miles west), Paddington (2 miles west), Connaught Village (2 miles west) and Belgravia (2 miles south-west).

Fitting day, step by step
You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as agreed at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and the fitting days are agreed in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so kitchens are made in sections sized to get through. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.
- You get in touch and describe the kitchen you want.
- At the design visit we plan the kitchen and talk about colours and finish.
- A written quote follows, with the finish agreed.
- We make the kitchen in our workshop from moisture-resistant MDF, which suits kitchens and takes paint well, and birch plywood.
- The kitchen is fitted and scribed to the walls, with any hand painting done in the room.
- Treat new paint gently while it cures; the plumbing, gas and electrics are done by your own plumber, a Gas Safe registered engineer and your electrician.
Preparing the room
- Tell us about parking near your home
- Clear the walls of pictures and shelves
- Point out meters, boilers and fuse boards near the furniture
Ask for a quote
A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. To send them, fill in our short enquiry form. After that, we arrange a visit to measure and go through the design, then send a written quote.
Advice
Bespoke or off-the-shelf?
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.
How it’s made
Birch plywood
Birch plywood is strong and holds screws well, which matters in drawers and shelves that carry weight. The edge can be left on show or painted.
Doors and drawer fronts
We make doors in a style that suits the house and paint them to your choice.
