How we make bespoke kitchens for Connaught Village

Kitchens in period houses bring their own challenges. Walls lean, corners are not square and floors slope, sometimes noticeably over a single run of units. Each cabinet is trimmed to the wall and levelled on a plinth or adjustable feet, so the worktop you choose can sit level. We make kitchens from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are extra cupboard space and cabinets for a narrow kitchen.

Purpose-built flats are home to most households around Connaught Village, and in a flat, the kitchen is often small or open to the living space. Cabinets made to the room’s exact widths make the most of every wall. Each cabinet is made in sections sized for the stairs, lift and doors.

The written quote is your record of the job. It sets out the kitchen designed for your room, what it’s made from and how it’s finished, and it’s what the workshop builds to.

Flats, leases and landlords

If the property is let, we’ll need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through.

How fitting works for bespoke kitchens

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. The sections made in our workshop come in next. How long fitting takes depends on the size of the kitchen and the design, and your quote sets out the fitting days. Loading near a block of flats can take some planning, so details of bays, permits or a loading area help. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturday fitting is possible by arrangement.

  1. We start with how you use the kitchen and what is not working.
  2. We come to measure up and plan the layout with you, including where the sink and appliances will go.
  3. We send a quote that sets out the design, materials and finish, for you to read through.
  4. The units are made and finished in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the kitchen in your home, while your plumber, a Gas Safe engineer and your electrician handle the plumbing, gas and electrics. We don’t arrange those trades, so it helps to book them early.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • If you live in a block, book the lift and tell the building manager
  • Clear the walls of pictures and shelves

Starting with a design visit

You do not need exact measurements to get started. We measure everything properly at the design visit, including how level the floor and ceiling are. To arrange it, get in touch through our contact form and tell us about the room. The written quote follows the visit.

How we price bespoke kitchens

A few things affect what fitted furniture costs:

  • Where a van can park, such as a permit bay or a bay suspension
  • The width and height of the space
  • Tricky walls, sloping ceilings and uneven floors
  • What goes inside: rails, shelves, drawers and dividers

There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

What we need to know

Here’s what helps us most when you get in touch:

  • The type of home and how the room is reached
  • How you want to use the space
  • A few pictures of the space, taken from the doorway and from each corner
  • Rough sizes: width, height and depth

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To book a design visit, tell us about the room on our contact form.

Boards, parts and paint

Moisture-resistant MDF

We use moisture-resistant MDF for many kitchen doors and panels, as it stays stable and takes paint well.

Doors and drawer fronts

The style of the doors sets the tone of the kitchen, whether plain or framed.

Bespoke kitchens for homes in Connaught Village

About 44% of the homes in the area around Connaught Village went up before 1919, and about 17% since 2000, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Connaught Village is in the Bayswater Conservation Area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned beforehand, especially for larger pieces.

If your home is as old as some of the listed buildings nearby, like Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. If you live in a period home close to Church of St John the Evangelist, tall ceilings can take larder cupboards right up to the top. The wider area includes historic houses like Handel Hendrix House, about 0.9 miles east. For a period home anywhere nearby, cabinets will be scribed to walls and floors that are rarely true.

Your questions about bespoke kitchens in Connaught Village

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

My home in Connaught Village is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. Kitchens are made in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

Do you handle the gas and electrics for the kitchen?

No. We make and fit the kitchen cabinets. Plumbing is done by your plumber, gas by a Gas Safe engineer and electrics by your electrician, and we plan the cabinets around their work.

Do pictures help?

Yes. Pictures help us understand the room before the design visit, along with rough sizes. Show anything the furniture has to work around, like radiators or sockets.

How are bespoke kitchens priced?

Prices are quoted for your room, once we’ve measured and talked through the design. Every kitchen is different, so we quote once we’ve measured. To get started, send us a few details through our contact form.

Can you build an island in my kitchen?

Yes, where there’s space. We measure during the design visit to check there is room to walk round it and open doors. If it would crowd the kitchen, we will say so.
