Bespoke kitchens in Honor Oak
Made for the room, or bought in a box?
Off-the-shelf kitchens are quicker to buy and usually cost less and they suit many newer homes. In an older house with uneven walls, they tend to need filler panels and leave gaps. A bespoke kitchen costs more but is made for the room. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so you end up with gaps, wobbles and units that don’t meet the skirting. Fitted furniture is scribed to the wall instead.
Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, which we write after seeing the room.
Why choose us
- Designed for the room you have

Bespoke kitchens for homes in Honor Oak
Kitchens in period houses bring their own challenges. Walls lean, corners aren’t square and floors slope, which shows up quickly along a run of cabinets. Each cabinet is trimmed to the wall and levelled on a plinth or adjustable feet, so the worktop you choose can sit level. Typical reasons to get in touch are a layout for a small or awkward room and a kitchen for a room that isn’t square, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Older homes typically have generous ceiling heights, and a large share of the homes around Honor Oak date from then. That suits tall larder cupboards and wall cabinets taken up to the ceiling. Moisture-resistant MDF suits a kitchen, and the paint finish is agreed in your quote.
A quote in writing follows the design visit. It sets out the design we have talked through, the materials and the finish, so you know exactly what you are getting.

Flats, conversions and leaseholders
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them during the design visit, so fitting day is planned around them.

How it is made
Birch plywood
Birch plywood is strong and holds screws well, which matters in drawers and shelves that carry weight. The edge can be left on show or painted.
Hand-painted finish
Hand painting can be done in your home after fitting. It’s easy to touch up later.
Tips worth knowing
Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:
- Measure the route into the kitchen
- Allow space to walk round an island
- Have damp sorted before fitting
- Think about how you cook and what you store
Use the cooker hood or open a window when cooking, to keep steam off the cabinets. Ventilation helps the whole kitchen.
Leasehold flats can have rules about alterations, so check your lease early. Your lease is something to check with whoever manages the building.
Kitchens in Honor Oak: local notes
Homes built before 1919 make up about 54% of the housing in the neighbourhood around Honor Oak, with about 17% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. The Honor Oak Rise Conservation Area is close by, within about a quarter of a mile of the centre of Honor Oak. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. If in doubt, the council’s planning team can confirm. Much of inner London is covered by controlled parking zones run by the boroughs. In Honor Oak, a van will normally need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. It’s useful to tell us about parking at the design visit.
Kingswood House, about 1.9 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings can take larder cupboards right up to the top. If your home is one of the older houses near Church of St Augustine, cabinets will be scribed to walls and floors that are rarely true. For a flat near Honor Oak Park station, kitchens are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
Honor Oak is part of the London Borough of Southwark, about 2 miles north-west of East Dulwich. We cover Honor Oak as part of our work across Southwark, and the process is the same everywhere we work. Honor Oak is one of the places in Southwark where we make bespoke kitchens, and the borough has 21 places on our list.
In SE23, SE22 and SE4, the process is the same as anywhere else in London. How fitting day works
Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.
- It starts with a short note from you about the room.
- We visit to plan the layout and check how the cabinets will get into the room.
- We send a written quote.
- In our workshop we build the kitchen from moisture-resistant MDF and birch plywood, in pieces that suit the route in.
- We carry everything in and fit the cabinets, while your plumber, a Gas Safe registered engineer and your electrician do the plumbing, gas and electrics.
Preparing the room
- Take anything hanging off the wall we are fitting to
- Move anything in the hall or on the stairs out of the way
- Keep pets in another room while we work
Getting a quote
Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, tell us about the room on our contact form.

Questions from Honor Oak
I live in a flat in Honor Oak. How will the furniture get up the stairs?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.
Can you fit furniture in a home close to Honor Oak Park station?
Yes, homes across Southwark and the rest of London are within the area we cover. To get started, you can tell us about the room on our contact form with some details about the room.
Will you connect the sink and appliances?
No, those are jobs for other trades. Your plumber connects the sink and dishwasher, an engineer on the Gas Safe Register handles any gas, and your electrician does the wiring, and we fit the cabinets.
What does a bespoke kitchen cost?
Prices are quoted for your room, once we’ve measured and talked through the design. A small galley and a large kitchen with a larder and island are very different jobs, so we quote once we’ve measured. To get started, send us a few details through our contact form.
Do I get to choose the colour?
The choice is yours. Whichever finish you pick, it is in the colour you’ve chosen.
Do you work on Saturdays?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
