Honor Oak Fitted Home Offices
Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make fitted home offices for homes in Honor Oak, each designed at a visit to your home.

- Wires with no tidy route

Questions from Honor Oak
My home in Honor Oak is a period house with walls that aren’t straight. Is that a problem?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Can you fit furniture in a home close to Honor Oak Park station?
Yes, homes across Southwark and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.
What materials do you use for home offices?
The office is made from moisture-resistant MDF and birch plywood. The desk, shelves and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. Everything is finished by spray painting or hand painting.
How do you get the furniture up the stairs?
We plan the route in during the design visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.
How is the furniture painted?
There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.
Do you wire in sockets for the home office?
Sockets and wiring are for your electrician, not us. We design the desk with cable routes and leave room where sockets will go. It helps to agree the positions at the measuring visit.
Fitted home offices in Honor Oak
Spare rooms are a natural choice for an office, though many still need space for guests. We can design desks, shelving and cupboards that leave room for a bed, or with doors that close over the desk when you finish work. It’s worth talking through during the design visit in Honor Oak. Most enquiries start with paperwork and files with nowhere to go and flimsy shelves that won’t take the weight; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
A large share of the homes around Honor Oak were built before 1919, and Victorian and Edwardian rooms usually have a chimney breast with an alcove each side. An alcove is often just wide enough for a desk, with shelves above. The pieces are scribed to walls that wander and levelled on floors that slope.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Is bespoke worth it?
Off-the-shelf desks come in the maker’s finishes. We paint the office in the colour you choose, so it sits with the rest of the room. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.
Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.
Why choose us
- Made in moisture-resistant MDF and birch plywood
- Designed for the room you have
- More than 300 projects completed
- Made in our workshop, then fitted in your home
See how bespoke compares with ready-made and what a quote should include.
From workshop to your room
There isn’t much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.
- You get in touch and describe the space you want to work in.
- We visit to measure the space, including any slope, alcove or uneven wall.
- Your written quote sets out the design, materials and finish.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood.
- On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
- Your spray-painted or hand-painted finish completes the office.
Preparing the room
- Clear the walls of pictures and shelves
- Move anything in the hall or on the stairs out of the way
- Keep pets in another room while we work
How to get a quote
Every piece is quoted for your room after the design visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, tell us about the room on our contact form.

Could you do it yourself?
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
Cost matters, and it’s fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Flats, conversions and lettings
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the measuring visit.

Within a mile of the centre of Honor Oak, 4 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. More than half of the homes in the area around Honor Oak (about 54%) were built before 1919, in the VOA’s 2025 council tax stock figures. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.
The wider area includes historic houses such as Kingswood House, about 1.9 miles south-west. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk. If you live in a period home close to Church of St Augustine, a small back bedroom can become a home office with a desk under the window.

Why people ask for fitted home offices in Honor Oak
Many spare rooms need to work as an office and a guest room. Fitted furniture can make room for both. It makes the most of a room that’s only sometimes used for guests.
We’re often asked to help with:
- Shelves that sag under books and files
- Cables trailing across the desk and floor
- A corner too odd for a standard desk
- Glare from a window on the screen
Close to Peckham Rye? A desk facing a window makes the most of the daylight.
