Bespoke kitchens in Lisson Grove, Westminster

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on bespoke kitchens in Lisson Grove starts with a design visit, and everything is made in our workshop.

  • Tall larder storage
  • A kitchen island with room around it
  • A painted kitchen in a colour you choose

FAQs: bespoke kitchens in Lisson Grove

I live in a flat in Lisson Grove. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Will a conservation area stop me having bespoke kitchens fitted in Lisson Grove?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

Do I get to choose the colour?

You do. The paint colour is agreed with you.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a written quote follows.

Does someone need to be home during the fitting?

Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Bespoke kitchens in Lisson Grove: what you get

A dresser brings a traditional feel to a kitchen, and in a period house it can look as if it has always been there. Each dresser is made for its wall and finished to match the rest of the kitchen. If you’re living with a pantry cupboard with shelves and drawers and spaces sized for your oven and fridge, that’s what kitchens are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Small kitchens gain the most from tall pull-out larders and corners that are properly used. Around Lisson Grove, most households live in purpose-built flats. The appliances you choose can be built in, so the run looks continuous.

We write quotes in plain English, without jargon. They say what will be made, what it is made from and how it will be finished.

Bespoke or off-the-shelf?

Larders, dressers and tall cupboards are hard to find in standard sizes that suit an older room. Bespoke joinery can be made for the exact space, painted to match the rest of the kitchen. Flats tend to have walls interrupted by doors, radiators and sockets, and standard widths rarely fit between them. Built-in pieces are sized for each stretch of wall.

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we’ve measured up.

From workshop to your room

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Drilling can be heard through the walls and floors of a block, and some buildings set hours for noisy work. Fitting day is planned around any rules your building has. Saturdays can be arranged if your building allows work then.

  1. You get in touch and tell us about the room and how you cook.
  2. We come to measure up and plan the layout with you.
  3. We send a quote that sets out the design, materials and finish, for you to read through.
  4. We build and finish the kitchen in our workshop.
  5. The kitchen is fitted in your home, and your plumber, electrician and a Gas Safe engineer do the plumbing, electrics and gas. We do not arrange those trades, so it is useful to book them early.

Preparing the room

  • Clear the area where the furniture is going
  • Make sure pets are kept safely away
  • Let us know where the boiler and meters are

Ask for a quote

Getting a quote starts with some details: which room it is, rough measurements and a couple of photos if you can take them. To send them, drop us a line using the contact form. After that, we arrange a visit to measure and discuss the design, then send a quote in writing.

How we price bespoke kitchens

What you pay depends on:

  • Hanging rails, shelves, drawers and other fittings inside
  • Spray painting or hand painting
  • Access to the room, like stairs, lifts and narrow halls
  • Parking and unloading on your street

There is no price list, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing. To start, drop us a line using the contact form.

Getting in touch

You do not need exact measurements or a plan. It is enough to send:

  • What you’d like to store or use the space for
  • Examples of the look you’re after
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Pictures showing the full wall, from floor to ceiling

You do not need exact measurements to get started. Everything is measured properly when we visit, along with the walls, floor and ceiling. To arrange it, drop us a line using the contact form. You receive a quote in writing after the visit.

Practical tips

Getting the most from bespoke kitchens starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Talk to your other trades in good time
  • Check there is room around an island before planning one
  • Give the paint time to cure fully
  • Measure the route into the kitchen

Use the cooker hood or open a window when cooking, to keep steam off the cabinets. Ventilation helps the whole kitchen.

Choose your appliances before the design is finalised. We size the spaces around them, so late changes can be tricky.

Kitchens in Lisson Grove homes

About 37% of the homes in the area around Lisson Grove went up before 1919, and about 18% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The Fisherton Street Estate Conservation Area is close by, within about a quarter of a mile of the centre of Lisson Grove. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned ahead of time.

Living in a block of flats near London Marylebone station? Then it helps to book the lift and tell the concierge before fitting day. If you live near Regent's Park, a cupboard by the back door for boots and coats can be built in with the kitchen. If you live in a period home close to St Paul's Community Church, cabinets will be scribed to walls and floors that are rarely true.

Flats, leases and landlords

For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it’s worth raising at the design visit.

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through.
