Need bespoke kitchens in St James's?
Is bespoke worth it?
Many off-the-shelf kitchens use chipboard carcasses with a printed or wrapped finish. Ours are made from moisture-resistant MDF and birch plywood, then spray or hand painted, so the finish can be repainted later. Tall standalone furniture needs fixing back to the wall so it cannot tip, and in an older house that can mean fixing into brick or lath and plaster. Fitted furniture is designed with the wall in mind.
Your quote is written for your room once we’ve visited and measured. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Bespoke kitchens for homes in St James's
Many people want a tall larder for food, tins and small appliances. We can build larders with shelves, drawers or racks inside the doors, planned around what you store. Built into an alcove or the end of a wall, it puts tricky space to work. Most enquiries start with a central island in a larger kitchen and a kitchen finished in your colours; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
An older kitchen often has a sash window and a back door, which fix where things can go. With a large share of the homes around St James's built before 1919, the layout is drawn around those fixed points. The sink position is agreed with your plumber. The worktop, sink and appliances are your choice.
The quote comes in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

From workshop to your room
With the carcasses fixed and level, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long fitting takes depends on the size of the kitchen and the design, and your quote sets out the fitting days. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.
- You get in touch and describe the kitchen you want.
- At the design visit we plan the kitchen and talk about colours and finish.
- Your written quote sets out the design, the materials and the finish.
- The cabinets are built in our workshop from moisture-resistant MDF and birch plywood, and a spray finish is applied there for a smooth, even surface.
- We fit the cabinets in your home; a hand-painted finish is applied on site and is easy to touch up later.
- Treat new paint gently while it cures; the plumbing, gas and electrics are done by your own plumber, an engineer on the Gas Safe Register and your electrician.
Getting ready for fitting day
- Mention any parking restrictions on your street
- Leave a clear route from the front door to the room
- Clear the walls of pictures and shelves
Getting a quote
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, get in touch through our contact form.

Is it time for bespoke kitchens?
Kitchens in older homes can be short on cupboard space. Larders, tall cupboards and deep drawers can hold much more than a row of standard wall units.
A few of the things people ask us to solve are these:
- A kitchen finished in your colours
- An island where space allows
- More storage in a small kitchen
- Cabinets that suit lean and sloping walls
For a flat near London Charing Cross station, each piece is planned so it can be carried up and joined together in the room.
Before you hire any carpenter
- Have they thought about parking near you?
- Is it spray painted or hand painted?
- Which materials they’ll use, named in the quote
- Do they scribe the furniture to the walls?
Flats, conversions and leaseholders
If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t give advice on leases, so check it yourself or ask your managing agent.
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through without a struggle.
Bespoke kitchens for homes in St James's
The biggest shares of homes in the neighbourhood around St James's were built before 1919 (about 54%) and since 2000 (about 24%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. 34 conservation areas have at least part of their area less than a mile from the middle of St James's. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The boroughs run controlled parking zones across much of inner London. That normally means a van in St James's needs a visitor permit, a paid bay or a bay suspension through the council. We ask about parking at the design visit, so the van can be planned for.
The wider area includes historic houses like Marlborough House, about 0.3 miles south-west. If your own home is a period one, tall ceilings can take larder cupboards right up to the top. Near listed buildings like The Haymarket Theatre (theatre Royal), under half a mile east of the centre of St James's, older homes may keep original joinery that kitchens can be designed around. If your own home is listed, check with the council before fixing into original features.

Green spaces nearby include Ludgate Hill and St. James's Park Lake.
What it costs
What it costs comes down to the materials and the time involved. The main factors are:
- The internal fittings
- The overall size of the piece
- The finish: spray painted or hand painted
- Where a van can park, like a permit bay or a bay suspension
We do not publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To start, use our contact form.
What we need to know
When you contact us, these help most:
- Rough sizes: width, height and depth
- Anything fixed to the wall that the furniture needs to work around
- The type of home and how the room is reached
- Photos of the whole wall or room, including the floor and ceiling
To make a start, get in touch through our contact form and tell us a little about the room. From there, we arrange a design visit to measure up and talk through your ideas, and send you a quote in writing afterwards.
Common questions about bespoke kitchens
Can you make bespoke kitchens for a home in St James's?
Yes, St James's is within the area we cover, which takes in all of Westminster and the rest of London. The first step is a design visit, where we measure and discuss the design, and then we send a quote.
Will a conservation area stop me having bespoke kitchens fitted in St James's?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is an outside wall a problem for fitted furniture?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.
What are your kitchens made from?
We use moisture-resistant MDF and birch plywood, finished by spray painting or hand painting. The materials and finish are agreed in your quote.
Do you handle the gas and electrics for the kitchen?
No, those are jobs for other trades. Your plumber connects the sink and dishwasher, a Gas Safe engineer handles any gas, and your electrician does the wiring, while we make and fit the cabinets.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. You don’t need to watch us work, but it helps to be around at the end.
