Built-in bookshelves in Blackwall, Tower Hamlets

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on built-in bookshelves in Blackwall starts with a design visit, and everything is made at our workshop.

  • Wasted wall space around a door or window
  • Bookcases that lean or wobble
  • Shelving behind a desk for books and files

Built-in bookshelves for homes in Blackwall

A full bookcase is heavy, so the fixings matter. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built, from solid brick to lath and plaster or plasterboard on studs. If a wall is weak or the plaster is loose, it’s best put right before fitting. Typical reasons to get in touch are shelving behind a desk for books and files and shelving that works with picture rails and cornices; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In a home built since 2000, the aerial point and sockets are normally already fixed in place. Many homes around Blackwall are from those years, so we design built-in bookshelves around the existing points rather than moving them. Any new socket is a job for your electrician.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Living-room carpentry in Blackwall: local notes

In the streets around Blackwall, the largest groups of homes date from the years since 2000 (about 80%) and between 1945 and 1972 (about 11%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List has 39 entries within half a mile of the centre of Blackwall. Older homes nearby may have original joinery, shutters or panelling worth keeping, and built-in bookshelves can be designed to work around them. Purpose-built flats are home to about 90% of households in the neighbourhood around Blackwall, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

Queen's House, about 1.7 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for built-in bookshelves. Living in a block of flats near Canary Wharf station? Then built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If you live near Bow Creek Ecology Park, a room that looks out on trees deserves a design that leaves the window alone.

Materials and finishes

Hand-painted finish

Hand painting lets you judge the colour in your own room. Joins and scribed edges are painted in the same coats.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well, so we use it for uprights, panels and faces. It’s a sensible choice against an external wall.

Bespoke built-in bookshelves or ready-made?

Bought bookcases come in the maker’s colours. We paint ours in the colour you choose, spray painted in the workshop or hand painted, so they can match the walls or stand out. Off-the-shelf depths can crowd a compact new-build room, while fitted furniture can be made shallower where space is tight. It still uses the full height.

Because every job is different, the cost is set out in a written quote after the visit. Bigger pieces use more board and take longer to make and fit, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Why choose us

  • Made for your room, not a standard size
  • Saturday work by arrangement
  • 300+ projects completed
  • A design visit, then a written quote

Take a look at our comparison of bespoke and off-the-shelf or what a quote should include.

How we price built-in bookshelves

What you pay depends on:

  • The finish: spray painted or hand painted
  • How easy it is to get the furniture into the room
  • Doors and drawers, and how many
  • Parking near your home

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

What we need to know

To help us picture the room, please include:

  • Where you live, with the postcode
  • Examples of the look you are after
  • Radiators, sockets, pipes or meters on or near the wall
  • Approximate measurements of the space

If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, send us a few details through our contact form.

Before and after fitting day

The finish lasts best with a little care, whether it was spray painted or hand painted. These practical tips help:

  • Mention any radiator on the wall
  • Consider a mix of fixed and adjustable shelves
  • Tell us about parking and access at the measuring visit
  • Plan any sockets or wiring with your electrician before fitting

Load the shelves gradually and evenly. Put the heaviest books on lower shelves and near uprights, which helps the shelves stay straight.

Store the heaviest items low down.

How fitting day works

In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long the fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. Newer developments sometimes have their own parking and loading rules, so let us know what applies during the design visit. On fitting day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. You get in touch about built-in bookshelves. A rough idea of the wall and the books is plenty to start with.
  2. We visit to measure up, look at the wall and agree shelf depths and spacing, and talk about cupboards below.
  3. You receive a quote setting out the layout and the paint finish, including spray or hand painting.
  4. We build the shelving in our workshop, sizing each shelf for what it carries. We use moisture-resistant MDF and birch plywood.
  5. Fitting day: the bookcase goes in, is levelled and scribed, and fixed securely. Fixings are chosen to suit brick, plaster or stud walls.

Preparing the room

  • Move anything in the hall or on the stairs out of the way
  • Let us know where the boiler and meters are
  • Take down pictures, mirrors and shelves from the wall

Your questions about built-in bookshelves in Blackwall

I live in a flat in Blackwall. How will the furniture get up the stairs?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Will built-in bookshelves sag?

Whether a shelf sags depends on how long it is and what it carries. We size the shelves and use birch plywood where strength matters, adding a lip or support on longer runs. Spreading heavy books helps too.

Is the furniture spray painted or hand painted?

There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Should my shelves be fixed or adjustable?

It’s your choice: fixed, adjustable or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. Many people choose both.

How do I get started?

Just use our contact form. It helps to send rough measurements and a few photos, and we will arrange a design visit.
