Your questions about built-in bookshelves in Poplar
I live near Canary Wharf station. Is that in your area?
Yes. We cover all of Tower Hamlets and the rest of London. You can fill in our short enquiry form to arrange a design visit, and tell us about parking and access at the same time.
My home in Poplar is a flat. How do you get the furniture in?
At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.
Does fitted furniture need planning permission?
Not normally. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character can need listed building consent, so ask the council’s conservation officer.
Can my walls take a full bookcase?
The wall is checked when we measure. We use fixings that suit the wall, from solid brick to studwork, and heavy bookcases are fixed to sound parts of the wall. Loose plaster or a weak wall needs repairing before fitting.
What affects the price of built-in bookshelves?
It depends on the size, the number of doors and drawers, the internal fittings and the finish, along with access and parking. The price comes in a written quote after the design visit.
Can you fit furniture to uneven walls?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
How we make built-in bookshelves for Poplar
Older rooms often have skirting, picture rails and coving to work around. We can cut around them, stop below them or run neatly up to them, whichever suits the room. Since period walls are rarely flat, the edges are scribed to follow them. If you are living with bare walls that could hold shelving and shelving that works with picture rails and cornices, that is what built-in bookshelves are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Open-plan living is usual in homes built since 2000, and around Poplar many homes date from those years. Built-in bookshelves can give the sitting end of an open-plan room its own identity, without putting up a wall. Floors are protected throughout, as newer finishes mark easily.
Our quotes are written in plain words, without jargon. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

Made for the room, or bought in a box?
Off-the-shelf bookcases are cheaper and quick to buy. They also come with you when you move. Fitted shelving is made for one wall and stays with the house, which is the trade-off. In a compact new-build room, standard sizes rarely fit the walls exactly, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

How we price built-in bookshelves
Not every room costs the same, and it comes down to:
- How square the room is
- The overall size of the piece
- Parking near your home
- The finish: spray painted or hand painted
The price comes in a written quote, worked out from the measurements and the design you choose. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
What we need to know
Some details help us understand the job before we visit. It is useful to include:
- What the furniture needs to hold
- Examples of the look you’re after
- Whether it is a house or a flat, and if there are stairs or a lift
- Approximate measurements of the space
If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, use our contact form.
Fitting day, step by step
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on how much shelving there is and how many cupboards sit below it, and the fitting days are set out in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. The furniture is built in sections that fit the lift and doorways.

Advice
Built-in living-room furniture in Poplar
About 66% of the homes in the neighbourhood around Poplar went up since 2000, and about 16% between 1973 and 1999, in the VOA’s 2025 council tax stock figures. That matters for built-in bookshelves, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 63 entries on the National Heritage List within half a mile of the centre of Poplar. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 66% of homes around Poplar were built since 2000, well above the figure for Tower Hamlets as a whole, about 45%, going by the Valuation Office Agency’s 2025 council tax figures. Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.
The wider area includes historic houses like Queen's House, about 1.9 miles south. If your own home is a period one, picture rails and cornices give built-in bookshelves a line to finish at. If you live in a flat close to Canary Wharf station, the lift, the stair turns and the front door all set the largest piece that can come in. Close to Bartlett Park? Shelving that stops short of the window keeps the view of the green.

Tips worth knowing
Looking after painted furniture is simple. These habits help most:
- Let us know about access early
- Ask your electrician about sockets early
- Count roughly how many shelves your books fill now
- Mention anything very heavy, like records or large art books
Leave a little air behind books on an external wall so air can move. Watch for any musty smell or marks.
Keep any gap or opening above a radiator clear of books and objects. Trapped heat isn’t good for the room or the books.
Where other trades come in
Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:
- Making good walls that cannot take fixings
- Electrical work, like new sockets or switches, which is for your electrician
- Knocking through or altering walls
