Built-in Bookshelves in Broom Hill

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on built-in bookshelves in Broom Hill starts with a design visit, and everything is built in our workshop.

  • Somewhere to keep toys and books tidy
  • Books piled on the floor
  • Shelves deep enough for large books

Built-in bookshelves in Broom Hill: what you get

A built-in bookcase is shelving made for one wall, one alcove or one room. It runs from wall to wall and, if you like, up to the ceiling. If you are thinking about built-in bookshelves in Broom Hill, the first step is a design visit to measure up and talk through your books. Typical reasons to get in touch are a room lined with books and books with nowhere left to go, and the answer is built in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around Broom Hill, with interwar houses or semis making up much of the housing, the living room may be a good size but with fewer recesses than a Victorian house. Built-in bookshelves can fill the alcoves, run the length of a wall or frame the chimney breast, depending on how you use the room. The carcasses are made from moisture-resistant MDF or birch plywood, painted in a colour agreed with you.

Our quotes are written in plain words, without jargon. They say what will be made, what it is made from and how it will be finished, all taken from the design visit.

What affects the cost of built-in bookshelves

The price for your room depends on:

  • Whether you choose a spray or hand-painted finish
  • Awkward walls, sloping ceilings and uneven floors
  • How many doors and drawers there are
  • How easy it is to get the furniture into the room

How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

What to send when you get in touch

Ahead of the design visit, we’ll normally ask about:

  • Examples of the look you’re after
  • Photos of the whole wall or room, including the floor and ceiling
  • Approximate measurements of the space
  • Radiators, sockets, pipes or meters on or near the wall

You don’t need exact measurements to get started. We measure everything properly at the measuring visit. To get started, tell us about the room on our contact form and tell us about the room. The written quote follows the visit.

What happens on fitting day

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it looks as though it was always there. The time the fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. The main stairs in houses of that age are usually straighter. The pieces are joined and fixed once in place.

  1. You contact us about shelving around a door, a window or a chimney breast.
  2. We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
  3. We then send a written quote for the bookshelves.
  4. The sections are made in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
  6. The finish is either sprayed in our workshop or hand-painted once the shelves are in place.

Before fitting day

  • Have your electrician move any sockets or switches beforehand
  • Clear the area where the furniture is going
  • If you live in a block, book the lift and tell the building manager

Starting with a design visit

It’s useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough measurements. To send them over, fill in our short enquiry form, and we will suggest a time for a design visit.

Living-room storage in Broom Hill

Homes built between 1919 and 1939 make up about 39% of the housing in the area around Broom Hill, with about 31% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 7 entries on the National Heritage List within half a mile of the centre of Broom Hill. You can check whether a particular building is listed on Historic England’s list. The ULEZ, run by TfL, takes in all of London, so Bromley is inside it. Vans bringing furniture to Broom Hill fall under it, just as they do across the rest of London. We go through parking and access during the design visit.

If you live near Jubilee Country Park, shelving that stops short of the window keeps the view of the green. Near listed buildings like Church of All Saints, less than half a mile south-east of the centre of Broom Hill, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a flat close to Orpington station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Broom Hill is about 1 mile north-east of Orpington, part of the London Borough of Bromley. We cover Broom Hill as part of our work across Bromley. Across Bromley, we cover Broom Hill, along with the rest of the borough.

How it is made

Spray-painted finish

A sprayed coat gets into corners and along edges, which suits shelving with lots of edges. You choose the colour at the design stage.

Birch plywood

How much a shelf bends depends on its span and what it carries. Birch plywood helps keep long shelves flat, and a front lip adds stiffness.

Honest limits

Not everything around built-in bookshelves is carpentry, from an electrician to a plumber or a Gas Safe engineer. Here’s what to know:

  • Plastering, which is a plasterer’s job
  • Knocking through or altering walls
  • Moving a radiator, which is a plumber’s job

Not sure whether your space suits built-in bookshelves? You can get in touch through our contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.

Bespoke or off-the-shelf?

Cost matters, and it is fair to say so: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Your questions about built-in bookshelves in Broom Hill

Will a conservation area stop me having built-in bookshelves fitted in Broom Hill?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you make built-in bookshelves for a home in Broom Hill?

Yes, we work across Bromley, Broom Hill included, and across the rest of London. To get started, you can tell us about the room on our contact form with a few details.

Does someone need to be home during the fitting?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

How deep should bookshelves be?

We set the depth to suit what you own. Another option is deeper storage below and shallower shelves above.

How do I get started?

It’s easiest to fill in our short enquiry form. After that, we arrange a design visit and follow it with a quote in writing.

Should my shelves be fixed or adjustable?

They can be, and many people choose a mix. A few fixed shelves keep the bookcase rigid, with adjustable ones in between.
