Built-in bookshelves in Foxbury: what you get

Books weigh a lot, and a wall of them puts real load on the fixings. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built, whether that is solid brick, lath and plaster or a stud wall. If a wall is weak or the plaster is loose, it’s best put right before fitting. We make built-in bookshelves from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are room for a record collection and bookshelves in keeping with an older house.

Post-war blocks of flats often have concrete floors, ceilings and some concrete walls, and drilling into them takes the right tools and fixings. Because many homes around Foxbury were built in the post-war years, the walls are checked at the measuring visit before the design of built-in bookshelves is settled. Where a wall is a lightweight partition, heavy pieces stand on the floor and are fixed back for stability.

The written quote is your record of the job. It describes the built-in bookcase we have designed for the room, what it’s made from and how it’s finished, and it is what the workshop builds to.

How fitting day works

You’re welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. Post-war homes often have concrete or block walls, so the right fixings are part of the plan for fitting day. Floors and doorways are protected while the sections come in.

  1. You describe the room and what the shelves will hold. It might be a whole wall, an alcove or the space around a door.
  2. A design visit follows, where we measure and agree the layout, with the shelf spans in mind.
  3. A quote in writing follows.
  4. We then make the bookcase in our workshop, with shelves thick enough for their span.
  5. We bring it to your home and fit it in place.

Advice

Pricing built-in bookshelves in Foxbury

A few things affect what fitted furniture costs:

  • The internal fittings
  • The finish: spray painted or hand painted
  • The number of doors and drawers
  • The overall size of the piece

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

What we need to know

Some details help us understand the job before we visit. It’s useful to include:

  • Pictures showing the full wall, from floor to ceiling
  • How you want to use the space
  • Rough measurements: width, height and depth
  • The postcode, so we can plan the visit

We quote once we have seen the room. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a quote in writing. We quote each job for the room it’s going into, after the design visit. To arrange a visit, tell us about the room on our contact form.

Foxbury homes and built-in bookshelves

About 30% of the homes in the streets around Foxbury went up between 1945 and 1972, and about 23% before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Part of Foxbury is in the Chislehurst Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. TfL’s Ultra Low Emission Zone covers every part of London, Bromley included. It applies to the vans that deliver and fit furniture in Foxbury, as it does anywhere else in London. How the van gets to your door is planned during the design visit.

Eltham Palace, about 2.6 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, picture rails and cornices give built-in bookshelves a line to finish at. If your children go to Chislehurst School for Girls or a school nearby, shelving with deep cupboards below keeps books, games and school things in one place. For an older house near Christ Church, picture rails and cornices give built-in bookshelves a line to finish at.

Caring for painted furniture

Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:

  • Plan heavy items for the lower shelves
  • Mention any radiator on the wall
  • Think about whether the spacing needs to change later
  • Estimate how many metres of books you have

Painted shelves feel dry quickly but take longer to cure fully. For the first while, place books gently rather than sliding them along, to avoid marking the new finish.

Do not block the space left for radiator heat with books or objects. Trapped heat isn’t good for the room or the books.

Questions we are often asked

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

I live near Sidcup station. Is that in your area?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can tell us about the room on our contact form with some details about the room.

What depth do built-in bookshelves need?

It depends on what you keep. Paperbacks suit shallow shelves, while large books and records need deeper ones, and a mix often works best. We plan depths around your collection at the design visit.

What if my walls and floors are out of level?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Can I send pictures before the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you fill in our short enquiry form.

What happens if there’s a radiator where I want shelves?

It can be done, but it needs careful planning. Heat needs space to escape, so we plan an opening or gap and never box it in. Often the better answer is to stop the shelves short of it, or have your plumber move it.

When is bespoke worth it?

Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Why bespoke in Foxbury?

Off-the-shelf bookcases come in fixed depths, which rarely suits a mixed collection. We can make deeper sections below and shallower ones above to suit what you own. Off-the-shelf furniture tends to leave gaps at the ends of a wall and space above it, while fitted furniture fills the space. Every width is made for the room.

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Let us know about parking at the measuring visit, so we can plan for it.
