Questions we are often asked
Is Derry Downs in the area you cover for built-in bookshelves?
Yes. Derry Downs is one of the places we work, along with the rest of Bromley and London. To get started, you can fill in our short enquiry form with some details.
Can parking be tricky on fitting day in Derry Downs?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
Can I send photos before the visit?
Yes. Pictures help us understand the room before the design visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.
Is an outside wall a problem for fitted furniture?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. If there’s damp, it should be sorted before anything is fitted.
Does fitted furniture need planning permission?
Normally not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent, so ask the council’s conservation officer.
Can my walls take a full bookcase?
We check how the wall is built during the design visit. Fixings are chosen to suit solid brick, lath and plaster or a stud wall, and heavy loads are fixed into sound structure. Loose plaster or a weak wall needs repairing before fitting.
About our built-in bookshelves in Derry Downs
Shelf depth depends on what you keep. Paperbacks need much less depth than hardbacks, art books or records. Too deep, and paperbacks get lost at the back; too shallow, and big books hang over the edge. Deeper cupboards below and shallower shelves above often work well. If you are living with a room lined with books and bookshelves in keeping with an older house, that is what built-in bookshelves are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
In an area like Derry Downs, where interwar homes or semis make up much of the housing, many homes have had the front and back rooms knocked together. That leaves a long room with a chimney breast on one side, which suits built-in bookshelves along that wall. At the design visit we plan any cable routes and ventilation the room needs, with any new sockets left to your electrician.
If the job needs another trade, such as an electrician or a plumber, we will tell you. Our quote covers the carpentry: the design, the materials and the finish.

What it is made from
Moisture-resistant MDF
MDF in a moisture-resistant grade is stable and paints evenly, so we use it for uprights, panels and faces. It is a sensible choice against an external wall.
Birch plywood
Shelf sag depends on span, depth and load. Birch plywood helps keep long shelves flat, particularly with a stiffening lip.
Is bespoke worth it?
Bespoke is not instant: there is a design visit, a quote and workshop time. If you’re only staying a short while, standalone shelving can make more sense. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

How fitting works for built-in bookshelves
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturday fitting is possible by arrangement.
- To begin, tell us about the room on our contact form; a brief note on the books and objects you want on show is plenty.
- We visit to measure, check how the wall is built and plan the spans, because long shelves under heavy books need a thicker shelf, a lip or a support.
- Your written quote sets out the shelving and the finish.
- The bookcase is built in our workshop from moisture-resistant MDF and birch plywood, with shelves stiffened where they span furthest.
- We fit it in your home with fixings that suit the wall, and a hand-painted finish, if you chose one, follows on site.
Before we arrive
- Book any lift and let the concierge or building manager know
- Take down pictures, mirrors and shelves from the wall
- Keep pets out of the room and the hallway
Getting a quote
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, particularly with rough measurements. To send them over, drop us a line using the contact form, and we will arrange a design visit.
Advice
What affects the cost of built-in bookshelves
Not every room costs the same, and it comes down to:
- The width and height of the space
- Spray painting or hand painting
- Parking and unloading on your street
- Access to the room, like stairs, lifts and narrow halls
The price comes in a written quote, worked out from the measurements and the design you choose. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
What to send when you contact us
These details help when you get in touch:
- Pictures of styles you like, if you have any
- The type of home and how the room is reached
- The postcode, so we can plan the visit
- Rough sizes: width, height and depth
If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, send us a few details through our contact form.
Built-in living-room furniture in Derry Downs
In the neighbourhood around Derry Downs, the largest groups of homes date from between 1945 and 1972 (about 39%) and between 1919 and 1939 (about 30%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. The St Mary Cray Conservation Area is close by, within about a quarter of a mile of the centre of Derry Downs. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. About 30% of homes in the area around Derry Downs date from between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. Interwar front rooms usually have a bay at the front and a chimney breast on the side wall, and built-in bookshelves are planned around both.
For an older house near St Andrew's, the alcoves beside a chimney breast are the natural place for built-in bookshelves. For families living near St Philomena's Primary School, a cupboard for board games and a shelf for reading books can go into the same design. If your home is as old as some of the listed buildings nearby, like Kevington Hall, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent.

Practical tips
Most of what helps is simple. What we’d suggest:
- Tell us about parking and access during the design visit
- Consider deeper cupboards at the bottom
- Ask your electrician about sockets early
- Let us know where the heaviest things will go
Make a note of the paint colour used so any touch-ups match. Small marks on a hand-painted finish are simple to touch up.
Do not block the space left for radiator heat with books or objects. Trapped heat isn’t good for the room or the books.
