Built-in bookshelves in Three Mills, Newham

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make built-in bookshelves for homes in Three Mills, each designed at a visit to your home.

  • A bare wall above a doorway
  • Books with nowhere left to go

Built-in bookshelves in Three Mills: what you get

The right depth depends on your books. Paperbacks need much less depth than hardbacks, art books or records. Too deep, and paperbacks get lost at the back; too shallow, and big books hang over the edge. Deeper cupboards below and shallower shelves above often work well. If you’re living with low shelves children can reach and a bare wall above a doorway, that is what built-in bookshelves are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Open-plan living is usual in homes built since 2000, and many homes around Three Mills were built in that time. In a room like that, built-in bookshelves can help separate the sitting area from the kitchen. Floors are protected throughout, as newer finishes mark easily.

Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, and that’s best sorted before fitting day. We can’t advise on your lease.

If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it’s worth raising at the design visit.

What we don’t do

We’d rather be clear about where our work stops:

  • Plumbing work around the shelves
  • Any wiring or new sockets (your electrician handles that)
  • Redecorating, which is for your decorator

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

What goes into it

  • Birch plywood
  • Moisture-resistant MDF
  • Spray-painted finish
  • Hand-painted finish
  • Cupboards below
  • Fixed and adjustable shelves

Caring for painted furniture

Getting the most from built-in bookshelves starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Note the sizes of your largest books and records
  • Plan any sockets or wiring with your electrician before fitting
  • Think about cupboards below for things you’d rather hide
  • Mention anything very heavy, such as records or large art books

If you have adjustable shelves, move them when they’re empty.

Keep any gap or opening above a radiator clear of books and objects. Heat needs to move into the room.

From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made in our workshop. How long fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so it’s useful to sort them out beforehand. Built-in bookshelves are made in sections sized for the lift and doors.

  1. You get in touch about built-in bookshelves.
  2. At the design visit we measure and plan the shelves together.
  3. We send a quote in writing.
  4. We make the shelving in our workshop from moisture-resistant MDF and birch plywood. A spray finish is applied there too, if you chose it.
  5. We fit it in your home and go through it with you before we leave. Fresh paint needs time to cure, so it’s best to load the shelves gently at first.

Before fitting day

  • Keep pets in another room while we work
  • Clear the hallway and stairs so the sections can come through
  • Arrange any electrical changes with your electrician in advance

Getting a quote

Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, get in touch through our contact form.

Advice

FAQs: built-in bookshelves in Three Mills

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you fit furniture in a home close to West Ham station?

Yes, homes across Newham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.

Is it possible to frame a window with bookshelves?

Yes. A bookcase around a door or window uses the whole wall. We measure the openings at the design visit, and we plan the shelves around the architraves.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.

What happens at the design visit?

It’s a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Can built-in shelves be adjustable?

It is your choice: fixed, adjustable or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. Many people choose both.

Why people ask for built-in bookshelves in Three Mills

New owners of older houses often want shelving that suits the house. Alcoves and chimney breasts make natural places for books, and fitted shelves look as though they belong.

Here are some of the needs we’re asked about most:

  • A room lined with books
  • Books piled on the floor
  • Wasted wall space around a door or window
  • Empty alcoves that could hold books

If your home is one of the older houses near St Mary's Church, the alcoves beside a chimney breast are the natural place for built-in bookshelves.
