Common questions about built-in bookshelves
I live in a flat in Wapping. How will the furniture get up the stairs?
We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.
Can you fit furniture in a home close to Wapping station?
Yes. We cover all of Tower Hamlets and the rest of London. To get started, you can drop us a line using the contact form with some details about the room, and let us know about parking and access at the same time.
How do I get started?
It is easiest to tell us about the room on our contact form. We then arrange a design visit, measure up and send a written quote.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you do not need to stay in the room, but it helps to be around at the end.
Can you build bookshelves over a radiator?
It is possible with some thought. The heat has to rise and move into the room, so we plan an opening or gap and never box it in. Often the better answer is to stop the shelves short of it, or have your plumber move it.
Do I choose the paint colour?
You choose it. The paint colour is agreed with you.
Built-in bookshelves in Wapping: what you get
You can have fixed shelves, adjustable ones or a mix. Fixed shelves help brace the bookcase, while adjustable ones let you change the spacing as your books change. A mix often works best. We make built-in bookshelves from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are shelves packed two rows deep and bare walls that could hold shelving.
Many homes around Wapping have been built since 2000, and newer homes tend to have open-plan living rooms with no chimney breast. That means built-in bookshelves often create the structure of the room, framing a screen or running a full wall. Plasterboard stud walls are common in newer homes, so heavy pieces are fixed into the studs or stand on the floor.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Built-in bookshelves for homes in Wapping
Homes built since 2000 make up about 37% of the housing in the area around Wapping, with about 29% built between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The Wapping Pierhead Conservation Area is close by, within about a quarter of a mile of the centre of Wapping. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you want to be certain, ask the council’s planning team. London’s red routes are run by TfL, and stopping on them is tightly controlled. If you live on or close to a main road in Wapping, let us know during the design visit. It lets us plan the stop before fitting day.
If you live in a flat close to Wapping station, the lift, the stair turns and the front door all set the largest piece that can come in. If you live near William Curtis Ecological Park, shelving that stops short of the window keeps the view of the green. For an older house near St Peter's, the alcoves beside a chimney breast are the natural place for built-in bookshelves.
Wapping is about 1 mile north-west of Whitechapel, in the London Borough of Tower Hamlets. Wherever you are in Wapping, it works the same way: a design visit, a written quote, furniture made at our workshop and fitting in your home. Our Tower Hamlets coverage includes Wapping.
Here we cover the E1, E1W and SE16 postcode area for built-in bookshelves. Whether you live on a street like West Lane, Tunnel Road and Glamis Road or on one nearby, we can arrange a design visit for built-in bookshelves. Open spaces near Wapping include Tower Hill and Lavender Pond.
When is bespoke worth it?
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
From workshop to your room
The last stage of the day is the finish. With a spray finish from the workshop, there is typically only filling and touching up to do in the room; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.
- You get in touch with a few details about where the bookshelves will go.
- At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
- A written quote follows, with the design, materials and finish.
- We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
- On fitting day each section is set level and scribed to walls that are rarely straight.
- Your chosen finish is sprayed before fitting or painted by hand in the room.
Before fitting day
- Have your electrician move any sockets or switches beforehand
- Point out meters, boilers and fuse boards near the furniture
- Let us know about parking near your home
Getting a quote
It’s useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough measurements. To share them, tell us about the room on our contact form, and we will suggest a time for a design visit.
Advice
Made for the room, or bought in a box?
Many flat-pack shelves are thin and long, so they bow once they’re full of books. We size each shelf for its span and load, using birch plywood, thicker shelves or supports where needed. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, while fitted furniture comes in sections sized for the route. It’s then assembled and fixed in the room.
We do not publish set prices, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To arrange a design visit, message us from the contact page.

What affects the price in Wapping
What you pay depends on:
- The finish: spray painted or hand painted
- The width and height of the space
- How square the room is
- How many doors and drawers there are
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
Helping us understand the room
Some details help us understand the job before we visit. When you get in touch, it helps to send:
- Where you live, with the postcode
- The type of home and how the room is reached
- Rough sizes, even if they’re only to the nearest few centimetres
- What you’d like to store or use the space for
To get a quote, get in touch through our contact form and tell us a little about the room. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Flats, leases and landlords
Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the measuring visit, so fitting day is planned around them.
